Friendship bench is presented to school A ‘friendship bench’ has been donated to Thurlestone Primary School from the parents of Year 6 pupils. It is an on-going tradition that parents of leaving Year 6 pupils make a donation to the school, and this year they chose the bench, which was paid for by the 18 families at a subsidised price from Elliott Myatt and Guy Heynes – directors of The Plastic Company. The bench was presented to the school by the children who are now Year 7 pupils at Kingsbridge Community College. Parent Elaine Hanmer Grant said: “It was a lovely occasion as it was the first time the children have been back to their primary school to see old teachers and friends. The bench is to be used in the playground to encourage children to support each other when in need.”

... but not everyone is happy with plans by Charley Adams The redevelopment of a hotel, which has been approved by South Hams District Council, will create, “irreversible damage”, says a pressure group. The application to refurbish and extend the Tides Reach Hotel in Salcombe, including the erection of a new bedroom wing creating a 44 bedroom, four-star hotel and the creation of 10 apartments with 62 associated parking spaces was approved on Wednesday, November 1. Throughout the planning process which has taken place over two years, there have been a variety of responses from the community. Many residents have objected to the new build, mainly due to the, “over dominant” appearance of the development and other comments claiming this would disrupt the view of the bay and be costly for

smaller businesses who have operated there for many decades. In addition, others objected to how the new build could cause traffic problems on the single track roads leading to the hotel and the beach. They claimed this would lead to difficulty finding public parking spaces around the beach, which could result in the beach becoming exclusive to hotel users. The Keep South Sands Beautiful group had actively campaigned for any new development at the site to be an appropriate size and design. During the planning process, the group wrote a pre-action protocol letter to SHDC detailing legal grounds as to why the High Court should quash the decision. Redeveloped hotel ‘will benefit small businesses’ From front page The KSSB has expressed its disappointment, having specifically objected to the inclusion of the 10 luxury apartments, rather than the hotel itself. The apartments are to be created by the conversion of the upper floors of the existing Tides Reach Hotel building, consequently resulting in two entirely new replacement hotel bedroom wings being built. KSSB said the wings would extend out from the existing building “along the heritage coast and pushing out into the unbuilt part of the Area of Outstanding Natural Beauty and encroaching upon the listed lifeboat station”. Additionally, the group is disappointed with the “unnecessary closure of the car park at South Sands to the public last summer” and has expressed its concern over the affects of the new build on “the neighbourhood of South Sands”. The Area of Outstanding Natural Beauty office has supported this, claiming that the extension of the new development across almost the entirety of the beach head is “harmful to the existing semi-informal character of South Sands”. However, KSSB has confirmed that it has always supported the redevelopment of a smaller hotel with a lesser number or no apartments, which it believes are not necessary to make the hotel viable. It has issued a statement saying that it will consider its legal position once the formal decision is published. The South Devon Area of Outstanding Natural Beauty unit has confirmed that its objections, published in September 2016, are still valid. What the Tides Reach Hotel looks like today mental constraints of the site’s location, but said: “In its revised form, we feel the current scheme fails to achieve this.” Its main objections include how the “overdevelopment of the site” would dominate the beach and seem over-bearing to visitors, especially when approaching from the water. South Devon AONB has described the proposed building as “stark”, meaning that it would be at odds with the more informal style of surrounding buildings, including the South Sands Hotel. It said: “The proposal fails to respect the built character of the area” and “does nothing to conserve or enhance this landscape or scenic beauty”. For these reasons, the AONB raised its objection to the application. However, throughout the planning process, which has taken place over two years, there have been a variety of

responses. Supporters of the redevelopment have claimed that the extra footfall it generates will help smaller businesses and the tourist industry throughout the town. Additionally, some suggested that the hotel was in great need of refurbishment, describing its current appearance as “derelict” and “dreadful”. Consequently, a new development was needed to improve the whole appearance of the South Sands bay. A spokesman for Harbour Hotels, which owns the Tides Reach alongside Salcombe Harbour Hotel, expressed delight that the redevelopment has been given the go ahead. “All we have ever wanted to do is open a fantastic new hotel – for both the locals and visitors to enjoy and benefit from. “Our award-winning Salcombe

Harbour Hotel clearly demonstrates our commitment to providing a luxury product and service, driving tourism and employment for the region. “Creating around 80 jobs once the hotel is fully operational, the hotel will not only further boost local tourism, but will welcome additional Harbour Hotels’ concepts for locals to enjoy.” Salcombe Town Council, which had objected to a previous planning application for the Tides Reach, did not object to the most recent, revised planning application put in. A town council spokesman said: “The new hotel will bring extra people to the town thereby supporting local businesses.” However, the council confirmed it did not actively support the application, but had no objections to it. The spokesman added: “It is very rare that we do actively support.” The Chamber of Commerce submitted a formal comment in July, expressing its support for the plans. A spokesman said: “On behalf of the Kingsbridge & Salcombe Chamber of Commerce, I would like to confirm that we support the above mentioned application. “The old Tides Reach development is now in a severe state of disrepair and becomes more of an eyesore to the area as the weeks pass. “The new development will provide year long employment opportunities and will bring essential tourism trade to the area which will provide increased financial benefit to a wide variety of businesses and trades.” There is no confirmed date for when the next stage of the development will take place now that this controversial new build has been approved.

We were delighted to receive a grant for £20000 from the Community Reinvestment Fund. This is to provide street lighting from Beadon Cross to the new development adjacent to Batson Cross. This was deemed necessary as many children use this route on their way to school. The footpath installed along Batson Creek is now bedded in and well used. This was also paid out of a grant also from the Community Reinvestment Fund. The town council has applied to Devon County Council for a Schedule 14 to acknowledge the historic use of the route from Shadycombe across the fields to Batson Creek. Unfortunately the notice advising of this was removed but has been reinstated and we await for this process to take its course in order to retain these loved routes. The town council’s lease on the Berry expired in August and it is at present in negotiation with the district council hoping to secure uninterrupted use of this public asset.

‘Let us know your concerns’ Police and Kingsbridge Town Council are offering residents the opportunity to ‘have your say’ about community issues that impact on them. With the assistance of University of Plymouth students undertaking the public services degree course, police officers together with representatives of the council will be out and about in the town centre on Monday seeking the views of people who live or work in the local community. The reason for doing this is to help local police and the town council understand community problems that they might otherwise not be aware of. A spokesman said: “This then helps them to prioritise appropriate problem solving work with our partners to safeguard the community and improve quality of life. “As a locally based service, it is important that we listen to local people and take time to hear your views.”
