Hot Pocket Finder
The PinpointerPro Hot Pocket Finder shows you the hottest pockets, where all the deals are and where all the BUYERS ARE BUYING with just a few clicks of the mouse. Using the insight you get from the Hot Pocket Finder, you’ll be able to focus all of your “deal getting”, marketing and bidding efforts on the right areas, the right properties and the right price ranges in any local market nationwide. This QSG shows you how. The Hot Pocket Finder does all data and number crunching for you. Simply add your list of cash sold properties PinpointerPro does the rest. The BIG MONEY INVESTORS are using up-‐to-‐date data, right out of the local MLS system (they DO NOT USE public records data because it’s outdated, inaccurate and slow to update). That’s why we’ve made it easy to simply upload the most current cash sold data that you can get from a local licensed agent, exported right out of the MLS. The simple, step-‐by-‐step instructions are listed below.

Step 2. Click on “My Cities” Click the “My Cities” tap after you’ve added your first city inside PinpointerPro. Review the Easy Market Ranker Quick Start Guide now if you haven’t already added your first city to My Cities.
Step 3. If You’ve Added A City, You’ll See It Here NOTE: A City is any individual city you added to My Cities from the grouping of Cities/Metro areas created and added to a City List.

Step 4. Click On “View Dashboard”
INSIGHTS: Your Dashboard is where the Investor Activity in your City is analyzed.
Step 5. Click “Sold Property Data”
Upload the most recent Cash Sold Data from the past 3 to 6 months. You can easily get this from a local real estate agent and have them send it to you. When they send it, ask them to send you a spreadsheet file.
INSIGHTS: To WIN in the game of Dynamic Bidding, public records data is not accurate, update and dynamic enough. The ‘big money investors’ use the most recent 3 to 6 months of data right out of the local MLS system. That’s why we do the same thing. To play like the big boys, you need to do the same things and use the same data. That will get you the most accurate bids in the Dynamic Bid Generator.

Step 6. Clean Up The Spreadsheet From Your Agent When your agent sends you the data, there are two things you might notice. First, your spreadsheet will probably have a lot of “excess” information. You can delete all columns on your spreadsheet EXCEPT: Property Address | City | State | Zip Code | # Bedrooms | # Bathrooms | Square Foot | Sold Price
The spreadsheet shown below has many columns of data that are unnecessary. Just delete them all (these arrows are only to show you where to look on the spreadsheet). NOTE: In some MLS systems, Square Foot is not available. If you can get it great, if not, PinpointerPro will estimate a value based on the number of Bedrooms and Bathrooms. It’s not as accurate, so we recommend getting the SF if you can. INSIGHTS: If your .csv file includes square foot (SF) data, allow the software to use that data to calculate your Cash PSF for each Zip Code, Bedroom, Bathroom configuration. We recommend “cleaning” up your sold data by deleting any properties with zero (0) SF before uploading your .csv file (if your file includes SF data and you intend to allow PinpointerPro to use the data to calculate your Cash PSF. If your .csv file does NOT include Square foot data, then you can simply choose to “add your own SF data” during the upload process and then enter your own estimated SF average for every bedroom/bathroom configuration, for example, you might enter: 1 bed 1 bath = 650 sf 2 bed 1 bath = 850 sf 2 bed 2 bath = 950 sf 3 bed 1 bath = 1100 sf 3 bed 2 bath = 1200 sf …and so on… PinpointerPro will prompt you to enter these values if you choose to enter your own SF average. entering your own SF data is not quite as accurate as having SF data for every property, but it works pretty good and in some cases getting the actual SF data is just not possible.
Your file must be in .CSV FILE FORMAT BEFORE UPLOADING or you will get an error. If, your agent sent you the spreadsheet as an MS Excel file instead of a .csv filem all you have to do is open the file and click “Save As”, select .csv and click “save”. It’s very easy. (see below)

How to “Save As” a .csv file
Step 1. Open The Spreadsheet In Excel, Click “File” >> click Save As
Step 2. Name the file and select “Comma Separated Values (.csv) >> click Save

Step 7. Upload Your Sold Data Select your .csv file (cash sold data).
Then…”tell the software” what you uploaded. PinpointerPro needs to know the Address, City, State, Zip Code, #Bedrooms, #Bathrooms, Square Foot and Sold Price so these fields need to be matched to the software. The Source list is a list of the column headers on the .csv file you uploaded. The Destination list is the corresponding software field name. Click on a field on the Source list (i.e. Address), then click on the corresponding field on the Destination list (i.e. Address), then click “Match”. Match all required fields. NOTE: The Source list name and the Destination list name may not always be the same. I.e. You might have uploaded “Property Address”, which still would match to “Address” on the Destination list.

After matching the required fields, Click Continue.
Step 8. Review Your Data After clicking continue, PinpointerPro will configure your data and calculate an average size for every house configuration in every zip code.

If your data includes Square Foot information for all properties on your list, you will see a SF average calculated here. If your data does not include SF, you will see 0 as the Average size. After reviewing your uploaded data, Click to choose one of the options below.
Review your data and Click “Save and Continue” at the bottom of the page.

Step 9. View Your Dashboard After uploading your data, you’ll be able to view your dashboard and see the Maps, Graphs and Sold PSF By Zip Code values for every Zip Code, Bedroom and Bathroom configuration.
Click on any Property Address to open the Map View for that property.
