HOW TO GET YOUR BOND BACK To assist in making your exit as smooth as possible the following information is provided: Your mailbox should be cleared on your departure date and the mailbox key handed back along with the other keys, remote controls for garage and air-conditioner, with replacement batteries if necessary. The premises will not be considered vacant until all keys, remotes and instruction/operation manuals are returned and the following cleaning has been completed to a satisfactory standard, otherwise rent will be charged until such times as these items have been resolved and an inspection by our office can be completed. The premises were let to you in a clean condition and it is expected you will leave it the same. Failure to do so will result in money being used from your bond to achieve the cleanliness required. All cleaning to be completed with possessions and rubbish removed by the last day of your lease or additional daily rent is payable until the premises is accepted back. Any damages also need to be rectified. Do not leave this to the last day as additional rent may need to be charged if the repairs cannot be completed prior to exit. If in doubt – ASK. NOTE: RENT MUST BE PAID TO THE EXPIRY DATE OF THE LEASE. BOND MONEY CANNOT BE USED AS RENT. IF WE ARE NOT SATISFIED WITH THE CONDITION OF THE PROPERTY, PROFESSIONAL CLEANERS WILL BE CALLED IN AT TENANTS’ EXPENSE. GENERAL • Clean all windows, doors, doorframes sliding doors, tracks window sills, fans, insect screens and security screens. All windows and sliding doors are to be cleaned both side and tracks are to be thoroughly cleaned. • Floor – Sweep and mop tiles, vacuum and professionally steam clean all carpet area. • Walls thoroughly cleaned, paying particular attention to areas around switches and handles. • Walls with damage to the painted surface will need to be repainted, visible “touch-up” marks are not acceptable • All skirting boards to be cleaned. • All light fittings to be cleaned. Remove all cobweb and dead bugs. Light to be fitted with working globes. • Smoke alarm and remote batteries must be working. • All curtains and blinds are to be cleaned. All blind spacers are fitted along bottom edge. • All windows and sliding doors are to be cleaned internally, externally and the sliding section to be removed for external cleaning. All window tracks and sills are to be thoroughly cleaned. • Air conditioner filters to be removed and cleaned. Make sure they are working before start the tenancy. • The front entrance is to be cleaned. This includes both sides of the door and the doorstep and jamb. [email protected] • Ceiling fan blades are to be cleaned. • Mirrored doors to be cleaned free of handprints and smear marks. KITCHEN • Rangehood, both top and underside and filter are to be cleaned of any dust, grease and grime. Check light in rangehood and replace globe if blown. • The dishwasher is to be cleaned. • Cupboards, inside and outside, door and flat surface are all to be cleaned. • Stainless steel sink to be cleaned and no water stain. • Bench tops are to be cleaned. • Oven requires special attention. A quality oven cleaner is to be used on the oven and all racks, the tray and door (including edge and around hinges) are also to be thoroughly cleaned. • The stoves /cooktops are thoroughly cleaned. Note: The Ceramic Cleaner being careful not to scratch the surface. BATHROOM / ENSUITE / LAUNDRY / TOLIET • Exhaust fan covers in the bathroom and ensuite are to be cleaned of all dust and grime. • Bath and wash basins are to be cleaned – ensuring the areas around the fitting have been thoroughly cleaned. • Toilet and fittings are to be thoroughly cleaned – includes under the rim. Ensure the floor and area behind the toilets is clean. • Bathroom and ensuite shower (screen) glass are to be cleaned. Ensue all mould and soap build up etc. to be removed. • The laundry tubs (including underneath) to be thoroughly cleaned and marks removed. • Ensure there are plugs for all basins, laundry tub, bath and kitchen sinks. • Mirrors and windows cleaned. GARAGE • The garage and driveway are to be cleaned of all marks and stains. Remove all marks from garage walls; the skirting boards are to be cleaned EXTERIOR • • • • •
The exterior window legs are to be washed and clean of dust, etc. All exterior lights are to be clean and in working condition. Garbage bins are to empty and cleaned. All rubbish removed. Garden is to be free of weeds and rubbish. Shrubs are to be trimmed. Balcony area is to be washed and clear of cobwebs.
Note: Previous experience indicate that those who do their own cleaning usually require additional cleaning before being acceptable and in some cases have caused damage through inappropriate cleaning agents and/or procedures. It is less expensive to engage recommended cleaners from the outset. Please ask if you require further information. Bond cannot be refunded until all property has been removed and the inspection finalised.
