LOCATION and ACREAGE The Huerfano Valley Ranch has been in the same family for nearly 140 years. Located off Interstate 25 approx. 8 miles north of Walsenburg, the 1,040± acre ranch offers a wide variety of terrain from lush river bottom hay fields to dry grasslands full of antelope. With good, year-round access, the property is located a short 35 minutes south of Pueblo. Southern Colorado’s Huerfano County is one of the State’s largest counties and yet one of the least populated with a census estimate of around 8,000 people. Rural in nature, the county is comprised of numerous cattle and recreational ranches. About half the county is best described as the high plains and the western half being mountainous with several mountain ranges and national forests.

IMPROVEMENTS The ranch features several homes and numerous outbuildings. The main owner’s home was built in 1974 and features 4BD/1BA, has a nice fireplace, water purification system and affords great views of your property. Large oak beams feature this home. An older 2BD/1BA guest home sits in a quiet grove of cottonwood trees. A third home is a 1988-built doublewide modular home. This home offers 3BD/2BA and a large deck has the most amazing views of the fields and surrounding mountains. A newer built 40’x50’± steel building is currently used as a workshop and the building also has two large doors

that could accommodate an RV. The workshop has cement floors and is very clean. There are another six other outbuildings on the property that are used for storage and sheds for equipment. Additionally, there are several loafing sheds for livestock.

WATER RESOURCES The ranch has five different water rights in the Pedro Gomez ditch out of the Huerfano River. During an average year the owner produces 3000-3500 small bales of quality hay or close to 100 tons. About 80 acres of ground is flood irrigated. Ditches are well maintained and the fields are excellent. The property also offers several springs. One springs has a .5 cfm decree and is currently used for livestock. Another spring serves the livestock on the drier portions of the ranch. The water system is connected to two wells on the property and feeds 7 stock tanks around the ranch for livestock.

populations of people equate to large populations of wildlife. The ranch has deer, elk, antelope, turkey and a wide variety of smaller game. Hunting opportunities for deer, antelope and turkey are very good. Elk do frequent the ranch, but not in large numbers. The national forest, found on the western parts of the county, provides over a million acres of pristine country and numerous “fourteeners” ... peaks above 14,000 feet in elevation. Nearby Lathrop State Park provides fishing, boating & camping opportunities.
