[email protected] 2) The Building Location: Our office building is strategically located at 2275 Lakeshore Boulevard West in Etobicoke, with easy access to Downtown Toronto and various suburbs. It is reachable by Go Train (a 10‐minute walk) and the TTC, with a street car that stops right in front of the building. The location of the office makes it accessible to the Lakeshore Waterfront and accompanying marina and yacht clubs. The Humber Bay Park West Trail allows people to bike or walk from Oakville to the Toronto beaches, and passes along the west side of the building, bringing a lot of walk‐by and bicycle traffic. It is an overall serene and beautiful location. 3) The Building: The building itself has five floors with the anchor tenants being RBC, Rabba Fine Foods, a hair salon, and a dry cleaning service on the first floor. Floors 2 – 4 are occupied by large space tenants including an embassy, engineering, accounting offices, and graphic designers. We offer underground and surface parking. To ensure security, we provide video surveillance as well as access cards to tenants to enter and leave the building. The building is managed and operated by a professional onsite real estate office. 4) The Executive Centre (located on the fifth floor): The fifth floor is where the Executive Center is laid out. There are approximately 40 offices along the perimeter of the fifth floor. Each office being multiples of about 200 square foot areas. The center of the fifth floor is made up of reception and waiting area. There are two board rooms, as well as an additional lounge and kitchen. The common areas have wireless internet access. There is a receptionist to greet clients as they arrive to fifth floor. The receptionist’s duties include receiving calls from multiple phone lines, mail distribution, as well as handling faxes ad emails. Their hours are 9am ‐ 5 pm, Monday through Friday. 5) The Actual Offices: Some offices are connected so as to join 160 ‐ 200 square feet areas together. The offices are fully furnished, but some individuals choose to bring their own furniture. In this case, the existing furniture is placed in storage. Depending on the agreement, the offices can be furnished with computer equipment, such as CPU’s, monitors, and printers, but this is not
the norm. I have attached for you a copy of the floor plan. The red bullets indicate the empty offices. Please note that room 507 has a Lake view, and rooms 517/518 are a double room (e.g. two rooms connected by a common door). 6) ID Program: For individuals or companies that require an office address, receipt of mail and the occasional location to meet a client, we do offer an ID program. The cost for this can range between $200 to $400 per month with previously agreed upon access to boardroom and business lounge. 7) Viewing: You can come in any time while the office is open and have the receptionist on duty show you the vacant rooms. For answering particular queries, we would have a Senior Staff meet with you by appointment. Similarly, if you would like to rent the space, a Senior Staff member would meet with you to sign an agreement, typically for a one‐year term. 8) Price List: The following is general price list based on single occupancy and the location of each room. Room 517/518: Typical Double Room Office Any two adjacent rooms can be converted into a double room office with the installation of a door. This change will alter the price of the rental agreement.
