Downtown Tucson Partnership Expense Allocation
The context map highlights the location of the proposed site design located in Arizona Ave Alley between Congress St. and Broadway Blvd. in downtown Tucson, AZ. The site is in proximity to several amenities such as bars, restaurants, and local grocery stores, as well as located within one mile of five designated greens spaces downtown. The site is currently used predominantly for vehicular traffic, utility maintenance, and minor pedestrian traffic. With the proposed Ronstadt Transit Center and AC Hotel Tucson in development, the space will be the focus of increased pedestrian and vehicular traffic as shops and more businesses are introduced.

Due to the sites proximity to many multi-modal roads, there is a great amount of traffic, both vehicular and pedestrian. This constrains safe movement within and throughout the space. The proposed hotel parking garage also inhibits movement due to the increased vehicular traffic that will be brought into an already congested area. This high level of activity creates a great deal of noise throughout the day. The high traffic zone in the north western corner is an opportunity for a time specific pedestrian only area. However, the necessity for businesses to have freedom of movement for delivery and maintenance purposes, such as trash removal, confines the creation of a potential pedestrian only corridor. Additionally, the site is constrained by the many utility boxes and electric lines that are predominant throughout the alley. Priority views looking south into the space, showcase the vibrant Tucson culture and nightlife that activate the site.

Site Inventory
Through the process of inventorying the physical, biological and cultural features of the site, it became apparent that most important use-related features are the adjacent businesses which draw people into and through the site. The space itself contains little biological features, however the surrounding streets have sporadic vegetation. The adjacent businesses vary from bars and restaurants, to living spaces, retail, and municipal buildings. Due to the diversity of uses and users, the site has a great opportunity to serve as a hub for connectivity and activity for the many businesses, customers, and local residents. The overarching cultural theme of the area is one of recreation and nightlife which enhances the spaces usability and function as a pedestrian oriented green alley.
