LOCATION The Jones Tract is set in the central portion of north Florida in Putnam County between the cities of Gainesville and Palatka. The property is approximately 3/4 miles north of State Road 20. There are markets for all timber product types within hauling distance of the property including several pulpwood mills, chip-n-saw mills and sawtimber mills. Approximately 5 miles west of the property is the Interlachen-Florahome community (Pop. 25,000), an established rural/urban community with a shopping center, gas stations, convenience stores and fast food. Seven miles east of the property is Palatka (Pop. 10,500), a moderate sized Slash pine planted in 2014. city with various types of businesses, primarily manufacturing and construction. The town is on the St. Johns River, which offers numerous recreational opportunities. The Georgia Pacific pulp and paper mill is just north of Palatka. Only 35 miles to the west of the property is the city of Gainesville (Pop. 128,500), home of the University of Florida. The closest metropolitan city is Jacksonville (Pop. 850,000), 60 miles to the northeast. The Atlantic coastline is 40 miles to the east; the historic city of St. Augustine is 45 miles and the famed Daytona Beach area is 70 miles.

ACCESS and BOUNDARIES The property has approximately 1 mile of frontage along Hoover Road a county paved road. Deer Tract Trail Road and Jones Logging Road are roads under Jones ownership and maintained by the hunt club for out parcel access by easement. These roads access the southern portion of the property’s interior. Additional road frontage is found to the west along Evans and Stuart Roads, which are county maintained roads. There is a good internal road system accessing the plantable areas of the property by primary and secondary woods roads, which are shown on the maps. The boundaries of the property are well defined, primarily by fences. Several boundaries have a road/firebreak lane Deer Tract Trail road entrance found on the property. adjacent to them. The boundaries are readily distinguishable due to the differences in property use with the neighboring properties as seen on the aerial photo.

SITE DESCRIPTION The Jones Tract exists as one large, contiguous property with accessible and useable plantation land found in all quadrants of the property making it a solid timberland investment. Two narrow streams thread through property. Hickory Branch Creek ,which runs on the west side of the property, is approximately ½ mile while Sweetwater Creek runs from north to south and bisects the tract. Other wetlands are scattered across the property. The property is currently used for forestry and recreation. In addition, the property could also be used for or other agricultural endeavors and/or be subdivided. The property has been leased for many years to a family-oriented hunt club, which desires to continue the lease for a period of time offering annual income, regular maintenance and security. Currently, the hunt lease income is paid to the timber lessee. Thus far, the maintenance of the road system has been provided by the various timber operations and the hunt club. A small, concrete block home built in 1972 in the center of the property is used by the hunt club. The home has electric service, a well and a septic system.

TIMBER The timber resource includes various ages of primarily premerchantable planted slash pine and merchantable planted slash pine. Planted loblolly pine and some sand pine can also be found. Natural timber is found in hardwood bottoms and uplands. A significant portion of these non-plantable natural acres have been harvested in approximately the past seven years and are in a cutover condition. Pine seed trees have been left in many of these sites. In 1976 the property went under a long term timber lease with St. Regis Paper Company with an expiration of December 31, 2021. In 2006, International Paper Company, as successor to St. Regis, assigned the lease to various entities. The final assignee is Slash Pine planted in 2011 known as FIA TP Parent, LLC. There are no substantive changes in the original 1976 lease agreement; however, the Jones ownership and FIA are in agreement to terminate the 1976 lease. They are currently negotiating for termination to occur in the 1st quarter of 2017. Upon termination, all right, title and interest in the land and its timber shall revert to the fee simple owner of the title to the land.

TIMBER (continued) The following is timber data based on information provided by the lessee. There are no warrantees or guarantees regarding the use of the data.

TAX & TITLE INFORMATION The property consists of 9 tax parcels with a total annual tax in 2015 of $11,821.20. Per the timber lease agreement the annual taxes are paid annually by the lessee and are current for 2015 taxes due. The 9 parcels are in the following sections in Putnam County: 

Section 1, Township 10 South, Range 24 East  Section 31 and 32, Township 9 South, Range 25 East  Section 36, Township 9 South, Range 24 East  Section 5, 6, 7 and 8, Township 10 South, Range 25 East The property is owned by the Natural Live Oak forms a canopy over an interior road. Jones family as undivided interest. All of the property except for 10 acres has been owned by the family for well over 40 years. In 1986, a 1 acre parcel was sold. In 1997, a 10 acre out parcel was purchased. There is a power line easement found along Jones Logging Road supplying power to the out parcels and hunt camp.

ZONING The zoning of the property is AG (Agriculture) and The Future Land Use Element of the Putnam County Comprehensive Plan designates the subject as A2 (Agricultural II). These designations permit the continued use of the property as productive forest land with recreation. The A2 designation may permit up to 1 dwelling unit per 10 acres and 1 dwelling unit per 20 acres.
