Ovens, self or continuous cleaning operations, cooking functions, clocks, timing devices, lights and thermostat accuracy are not tested during this inspection. Appliances are not moved during the inspection. Portable dishwashers are not inspected, as they require connection to facilitate testing.
KITCHEN SINK: Stainless steel. TYPE: The kitchen sink appears to be in functional condition. CONDITION: SUPPLY AND FAUCET: Sink faucet is operational. Leaking was noted at base of sink faucet. A licensed plumber should be called to make further evaluation and repairs as needed.
DRAIN PLUMBING:
Active leaking was noted at the drain pipes under sink when tested. Plumbing under the sink is corroded/deteriorated, repair or replacement may be necessary soon. A qualified, licensed plumber should be called to make further evaluation and repairs as needed.

Service area main floor. The condition of the visible portions of the laundry plumbing appears to be functional. Conditions behind walls cannot be judged. Improper pipe materials (black steel) at water lines. Recommend further evaluation and repair by a qualified, licensed plumbing contractor. Entire drain line was not visible for inspection, therefore a proper trap could not be verified.
ELECTRICAL:
120 volt electrical outlet tested properly grounded. 240 volt outlet appeared to be operational. Gas service pipe is provided in the laundry service area. Gas valve was present at gas line, not tested during this inspection. Dryer venting is provided. Debris/lint visible at vent hood area. Recommend periodic cleaning of laundry vent pipe, dirty vents can lead to fire hazard. Laundry vent fan appeared operational, not tested for adequacy.

Proper drain pan/drain line was not visible at the time of the inspection. Recommend the installation of a drain pan with exterior routed drain line.
Laundry appliances are not tested or moved during the inspection and the condition of any walls or flooring hidden by them cannot be judged. Drain lines and water supply valves serving washing machines are not operated. Water supply valves may be subject to leaking if turned.
