LAKE AURORA
LAKEFRONT CITRUS GROVE
This offering is a package available for the small “wannabe” citrus grower or the investor who is interested in owning residential development property or perhaps someone who would like a larger, private tract of lakefront land upon which to build. Currently this 17+- acres could be divided into two (5 a/c +) residential lots , each with lake frontage. Access for such division could be from either paved Acacia Walk Rd. or Eucalyptus Rd. These are county maintained roads. A residential use would require private wells and septic tanks. Citrus use can include free irrigation water for 1 year from an adjoining property when that property is irrigated and the 2nd year @ $ 10. per hour when the adjoining property is irrigated. After 2 years, an extension of the agreement could possibly be negotiated or a well would need to be drilled for irrigation purposes. In viewing the above photo, notice Tracts 1 and 2. This is to be a gated development with deed restrictions and those lots are for sale, currently asking $ 129,900. for each parcel. If interested, I will provide contact information. There appears to be over 1400 ft. of meandered lakefront on Lake Aurora. This parcel for sale was a portion of larger grove acreage which is currently under contract.
Real Estate Taxes with “Greenbelt” are $ 320. per year +-. PRICE: $ 175,000.

Honey House is a great place for local honey, bee pollen, honey candy, etc. This is a landmark– here many years! DIRECTIONS: Go East from the City limits of Lake Wales on Hwy. 60, picture above shows exit from Hwy. 60 at Breen Rd. South, follow to Acacia Walk, go left (East) a short distance to Eucalyptus Rd. turn right (South) and follow to the sign.
Arrow is the entrance to the property from paved Eucalyptus Rd. Gate entrance on the left is in construction process and will be the entrance to 5 acre tracts with lakefront and deed restrictions.
This is a view of the Murcott trees in March of 2015, the first year of crop yield. They were planted in Oct. 2011. Rootstock is Cleo.
These trees are on a setting of 22.5 feet wide and about 13.5 feet in the row. Rows run East and West and the lake is on the West side of this view. The grove harvested 538 boxes for 2015. This should increase steadily. If this were to be continued as a citrus grove, a buyer might want to insert one of the newer varieties of citrus between the existing trees, get them close to the first year of harvest and then “clip” the Murcotts? Might give a few more years of Murcott production. Qualified professional advice would be necessary to consider this! This is approximately the North East boundary of the property at the lake and follows the lakefront for 1400 +- feet of lakefront. It is wooded along the lakefront and very private. The property follows the lakefront South to a fence owned by this property owner and the other access point at Acacia Walk.
