DESCRIPTION
Lamb Hill Forest is situated within the Eskdalemuir Forest Complex, approximately 6 miles from the B709 public road just north of Eskdalemuir Village. This area is well known for its productive forestry capabilities supplying various timber markets situated in south Scotland.
The forest was established over a period of years between 1984 1995 with predominantly Sitka spruce either planted as the main crop or in mixture with a proportion of Lodgepole pine.
The property is shown on the enclosed location and sale plans and can also be found on OS Sheet No 79, Grid Reference NT 293 054.
ACCESS The forest entrance is situated half a mile north of the Samye-Ling Tibetan centre. Turn off the B709 and head north east along a well formed forest road towards Aberlosk, for 6 miles to reach Lamb Hill forest, shown on the sale plan. Maintenance of this access route is shared by the various forest owners on a user basis. The internal forest road structure is well constructed and there is ample stone available on site for road improvements. Some minor road improvements will be required on the road sections between Aberlosk and Lamb Hill prior to timber haulage. However, the proprietors of the surrounding forests served by this route will also need to consider these improvements, most likely in advance of any harvesting in Lamb Hill. The B709 is a recognised timber haulage route which now has a new timber haulage route that bypasses Eskdalemuir village. The bypass is open for use by timber wagons at no cost and is maintained by the Forestry Commission. There is thus an unrestricted haulage route down to Lockerbie and the M74.
A small amount of Sitka spruce was last planted in 2006 and all areas are now generally establishing well. Felling can be anticipated within 5 – 10 years. The internal forest access route dissects the two core areas of the forest, passing a very attractive pond feature fed by a delightful burn that runs down through the property. Planting has been held back from the burnsides to create lovely open areas with views down through the forest.

SPORTING RIGHTS Full sporting rights are included with great opportunities for Roe deer stalking along the unplanted burnsides, rides and in the clearings within the forest. This provides exciting opportunities for the keen stalker and the pond could also provide an opportunity for duck flighting in the winter months.
WAYLEAVES AND THIRD PARTY RIGHTS The neighbouring proprietor of Post Office Knowe situated to the east of Lamb Hill has a servitude right of access through Lamb Hill to their property on a user basis along the forest road. The proprietor of Archie Grain has a servitude right of access over part of the first section of forest road entering into Lamb Hill Forest on a shared basis. There are no utility wayleaves within the property.

Government grants are received tax free with the exception of farm woodland and subsidy payments.
