Retford itself is a North Nottinghamshire market town which still retains its markets on Thursday, Friday and Saturdays with a monthly farmers market. The town is a central point for many of the smaller towns and villages and as such the town has attracted and maintained a good number of national occupiers and retailers. Retford is well placed for taking advantage of the surrounding centres of Sheffield, Doncaster, Lincoln, Worksop and Nottingham. The A1 trunk road and motorway networks are close by and the town benefits from the mainline railway Station, which has an excellent rail service to London Kings Cross [1 hour and 40 minutes]. Situation The site sits on the north west peripheries of the town, in a pleasant position lying adjacent to the Chesterfield Canal. This is a particularly popular residential area of the town sitting adjacent to open countryside and yet having easy access to the town’s numerous amenities. The site is bounded to the north by open fields and to the west by established residential dwellings. The site has frontage onto Welham Road and lies close by to the popular gastro pub, The Hop Pole.

The Site This is an irregular shaped parcel of land that was for many years the site of a tree nursery. Upon the site at present is a bungalow which is occupied and does not form part of these sales particulars, however the bungalow can be made available to anyone wishing to acquire this site in its entirety. The remainder of the site extends to some 2.56 acres (1.04 hectares) and has outline planning consent for the erection of four dwellings. The result of this low density proposed scheme is that each plot will have generous proportions and be able to take substantial homes upon them. Planning Planning consent dated 9th May 2016 approved a new access and the erection of four dwellings under planning reference number 16/03134/OUT. Most of the conditions on the planning consent deal with the approval of the reserved matters. A copy of the planning consent is available from the agents at request.

Tenure and Possession We understand that the site is freehold. The bungalow is currently occupied under an Assured Shorthold Tenancy therefore we would request that anybody viewing the site notifies the selling agents before approaching the occupiers. Vacant possession will be offered upon completion of the sale formalities.

Terms Our clients are inviting offers in respect of the site. Offers are invited on an unconditional (in terms as to planning) basis. The existing bungalow has a septic tank within the area to be disposed of, the purchaser will be responsible for picking up the drainage from the bungalow and making a mains connection at their expense. The existing garage serving the bungalow is to be demolished and repositioned in accordance with the indicative plan, this will be at the cost of the purchaser. The existing services to the bungalow (electric, water and gas) are all believed to cross the access road and the grass area to the south of the bungalow and within the red line disposal boundary. Whilst this does not effect any proposed building, purchasers should be aware that it would probably be most sensible to pick these up in the new service runs within the new access road. Directions When leaving Retford from Fisher German’s offices, continue along Exchange Street, turning left onto Chancery Lane which in turn merges with Carolgate carrying on over the bridge and turning left at the London Road traffic lights onto the A638. Continue along the A638 over the traffic light junction of both Grove Street and Chapelgate. You will then arrive at a traffic light junction taking a right hand turn (opposite Poundland) and continue along the A638 where this rises towards Gainsborough. Continue along this road where the site can be identified on the left hand side as you leave Retford.
