LAND OFF DRUM ROAD Grahamdyke, Bo’ness, EH51 9QT LOCATION The subject site is located in Bo’ness, a small coastal town on the southern banks of the Firth of Forth in the Falkirk Council area. It lies approximately 18.5 miles north west of Edinburgh and 33 miles north east of Glasgow. Furthermore, Falkirk, Linlithgow and Grangemouth are all within 8 miles of Bo’ness making it a popular commuter town. The A904 runs through Bo’ness and connects to Edinburgh in the east and Grangemouth / Falkirk in the west. The M9 runs to the south of Bo’ness and is most easily accessible at Junctions 3 (approximately 3 miles) and 4 (approximately 4.5 miles). There are a number of bus routes which run through Bo’ness connecting to Linlithgow and Falkirk. The nearest Railway Station is Linlithgow (approximately 3.5 miles south) which has regular services to Edinburgh and Glasgow with an approximate journey time of 20 minutes and 30 minutes respectively. The town centre provides a range of amenities including independent shops, restaurants and cafes. There is also a Post Office, pharmacy (Boots), TSB and Bank of Scotland bank branches, opticians, newsagents, a number of salons and bakeries. Bo’ness has a number of supermarkets with Tesco, Lidl and Farmfoods located in the town centre. There are also a number of other convenience stores across the town including Scotmid and Spar.

Bo’ness has a number of leisure facilities including the Bo’ness Recreation Centre which includes a swimming pool and gym and the West Lothian Golf Club which is located to the south of Bo’ness. Furthermore, the Bo’ness Hippodrome reopened in 2009 and now provides a cinema with daily film viewings. Finally, the Bo’ness and Kinneil Railway (heritage railway) and Museum of Scottish Railways is located to the north of the town centre and is a popular visitor attraction. DESCRIPTION The subject site is located in the south east of Bo’ness. The land extends to approximately 2.48 acres (1.0 ha) and is irregular in shape. The site is generally flat and comprises agricultural land. In the north west corner of the site there is a small area of concrete hard standing, the site of a previous structure. It is accessed from Drum Road along a track which requires upgrading. The access track is partly owned by the Falkirk Council and partly by an independent landowner, however, access arrangements have been provisionally agreed and will be in place at sale. PLANNING The subject site is allocated in the Falkirk Local Development Plan (ref: H03) for 25 houses. The site previously had an application for Planning Permission in Principle (ref: P/12/0414/PPP) approved on 7th February 2014 subject to a number of standard conditions and a S75 agreement. The proposal was for 27 two, three and four bedroom homes, the majority of which are semi detached houses (as shown on the site plan). This permission lapsed in February 2017: Reference: P/12/0414/PPP Proposal: Development of Land for Residential Use Status: Granted 07 Feb 2014 (Expired Feb 2017) A new planning permission will be required to develop the site. The current LDP allocation and previous consent demonstrate the residential development potential of the site.
