Frontage to Main Road
Description The plot comprises a 0.07 acre (0.03 ha) parcel of land with scope for the development of a contemporary or traditional dwelling, subject to planning consent being obtained. It is currently laid to grass and has been used by the adjacent property for occasional parking. The plot has about 20 metres of frontage to Main Road.
Location The plot lies at the eastern end of Cooling, a small semi-rural village on the Hoo Peninsula which overlooks the North Kent Marshes. The developed area of Cooling is primarily on Main Road / Cooling Road. The ruins of Cooling Castle (built in the 1380s) and the parish church of St James (dating from the late 13th Century, though now a redundant church open to visitors) lie about a third of a mile to the west. The plot lies opposite the Horseshoe & Castle public house.
Northern Section of Plot
The nearest train station is Higham (approximately 5 miles to the south west) which operates services to London Charing Cross (about 1 hour 10 minutes) and to London St Pancras International (about 40 minutes, via Gravesend). Junction 1 of the M2 lies about 7 miles to the south west, accessible via the A289 and B2000. Central London is approximately 35 miles to the west.
Local Planning Authority Medway Council – 01634 306000.
Services The plot itself is not serviced. However, with existing dwellings either side of the plot and frontage to Main Road, we anticipate that services will be available from the highway. Prospective purchasers should, however, satisfy themselves through their own due diligence enquiries.
