THOMAS P. O’NEILL JR. FEDERAL OFFICE BUILDING WASHINGTON, DC COMMERCIAL ARCHITECTURE GSA COMMISSIONED THE ARCHITECTS TO MODERNIZE THE EXISTING URBAN 550,000 SF BUILDING TO A CLASS A, LEED GOLD, BLAST PROTECTED FEDERAL OFFICE BUILDING. THE EXISTING 8 STORY STRUCTURE WAS A HIGHLY COMPARTMENTALIZED LABORATORY FACILITY. THE BUILDING HAS BEEN TRANSFORMED TO A NATURALLY LIT AND OPEN PLANNED OFFICE SPACE VIA A FEW SIMPLE YET PRECISE ARCHITECTURAL DECISIONS WHICH ALLOWED OVER 75% OF THE EXISTING STRUCTURE TO REMAIN INTACT: • TWO ATRIA WERE CUT INTO THE EXISTING FLOOR PLATE TO CREATE A 6 STORY ENTRY ATRIUM AND A 7 STORY CENTRAL ATRIUM • GLASS CURTAIN WALLS REPLACED SOLID LIMESTONE AT THE EAST AND WEST FACADES. • THE WINDOW BAYS AT THE NORTH-SOUTH FACADES WERE OPENED AND PROJECTED AT THE FIRST AND SECOND FLOORS TO DEFINE A BASE FOR THE MASS OF THE STRUCTURE. • A SECURITY ENTRANCE PAVILION WAS ADDED TO THE NORTH SIDE OF THE BUILDING TO RELIEVE THE ORTHOGONAL MASS OF THE STRUCTURE. • LEED PLATINUM WAS AWARDED FEB. 2014

VIEW FROM C STREET SITE PLAN A PEDESTRIAN PLAZA WITH LANDSCAPED BERMS HAS REPLACED SURFACE  PARKING, AFFORDING ENVIRONMENTAL BENEFIT AS WELL AS PERIMETER  SECURITY PROTECTION. RAISED BEDS DIRECT PEDESTRIANS TOWARD THE  ENTRANCE AND ARE SELECTIVELY INTERSECTED WITH SMALLER ‘SHORTCUT’  PATHS TO THE PERIMETER SIDEWALK CREATING SHADED SEATING AREAS  AMONG THE TREES AND LANDSCAPE FOR VARIED CIRCULATION OPTIONS.  VIEW FROM C & 3RD STREET

ADDITIONAL DAYLIGHTING TWO ATRIUMS TOPPED WITH SKYLIGHTS WERE CUT INTO THE EXISTING  STRUCTURE TO BRING DAYLIGHT DOWN THROUGH SEVEN FLOORS EXISTING SMALL PUNCHED WINDOWS ON NORTH  AND SOUTH FACADES WERE  ENLARGED VERTICALLY AND HORIZONTALLY LARGE PORTIONS OF EAST AND WEST STONE FACADES WERE REPLACED WITH  FLOOR TO CEILING CURTAINWALL WINDOW AT BOTTOM TWO FLOORS WERE PROJECT OUT TO CREATE THREE  SIDED WINDOW BAYS
