BALTIMORE, MARYLAND RENOVATION Transformation of obsolete 1967 vintage highrise in Baltimore to preserve affordable housing for seniors and act as a catalst in the neighborhood by restoring critical functionality to meet the demands of the residents. Originally built as one of the earliest HUD 202-financed projects in the country, the project suffered from years of neglect and was left un-renovated until 2014. The architect devised a modern design that provided a renewed exterior facade by introducing floor-to-ceiling windows at the end of the building, along with enclosing the under building driveway to create new leasing office and amenity space. Once an inner-city liability, Linden Park is again a thriving community that allows senior residents to age in place in the neighborhood they call home.

SITE CONTEXT Located in the neighborhood of Bolton Hill, Linden Park towers over mostly preserved buildings from the late 19th century. Bolton Hill is listed on the National Register of Historic Places, preserved as a Baltimore City Historic District, and included within the boundaries of Baltimore National Heritage Area. The neighborhood is bounded by North Avenue, Mount Royal Avenue, Cathedral Street, Dolphin Street, and Eutaw Place. Bolton Hill is a largely residential neighborhood with three-story row houses with red brick, white marble steps, and high ceilings. Many significant residents have lived in the neighborhood, including F. Scott Fitzgerald and Woodrow Wilson.

EXTERIOR BEFORE CONTEXT Past the useful life span of the building systems, the dilapidated property was an eye sore in the neighborhood. The building was in a dire state of disrepair with malfunctioning elevators, outdated through-the-wall HVAC systems, and single pane windows. The apartment units were poorly configured with failing water pipe systems that led to high levels of moisture problems. The common area spaces were non-functional for active seniors and the laundry room was decrepit.

INTERIOR BEFORE CONTEXT Poorly configured units lacked modern amenities and ample storage space. Through-the-wall heating and cooling systems were noisy and inefficient. Kitchens and baths lacked necessary storage and counter space.

DESIGN PLANS The architect created an innovative design that did more than just preserve meaningful housing for seniors. The design transformed an unattractive brick tower into a modern development by introducing vertical glass elements and metal panels. Enclosing the under-building driveway to create a new distinct lobby entry, interior offices and amenity spaces dramatically improved both form and function.
