Year-end luxury housing market demonstrates growth across the board

The Residential Luxury Report, prepared by LIV Sotheby’s International Realty, compares year-end 2016 (January-December) statistics to those of 2015 for single-family homes and condos priced $1 million and above in the areas the brokerage services: Denver Metro (including Boulder) and the resort communities of the Vail Valley and Summit County (Breckenridge, Keystone, Copper, Frisco, Dillon). The recent report indicates that the luxury home market continues to demonstrate growth in Colorado. In the Denver metro area, the desire for modern homes is increasingly proving to be the current favored architectural trend for luxury buyers. In 2016, LIV Sotheby’s International Realty was credited as the brokerage leveraging the highest luxury sale historically in Cherry Creek. In the resort luxury market, buyers continue to seek mountain-modern homes. In the Denver-metro area, year-end 2016 property sales, within the seven counties represented in the report, rose 17.3 percent over year-end 2015 statistics; average price per square foot held at $372 and recent numbers indicate that days on the market have dropped 7.1 percent. Total dollar volume sold increased by 18.7 percent. In the resort communities of Eagle County and the Vail Valley, the luxury market remains robust and competitive with a steady influx of buyers continuing to relocate to Colorado, seeking to purchase homes in areas offering an abundance of outdoor recreational opportunities and proximity to world-class ski resorts. Eagle County saw a higher volume of activity, with number of properties sold up 9.5 percent. Average days

on the market decreased slightly to 289, demonstrating a slightly improved average time on market for home buying in the resort luxury sector. In Summit County, increased homeowner equity and property values demonstrate a balanced residential luxury market. The proximity to both the urban offerings of Denver metro (less than two hours away), and the Colorado Rocky Mountains, position Summit County as one of the most sought after resort destinations worldwide. With the increasing desire for lifestyle-inspired home purchases, the resort luxury market in Summit County should continue to grow. Year-over-year, number of properties sold was up 16.3 percent at 228, and total dollar volume increased 11.6 percent.
