LIVERPOOL ONE AT THE HEART OF LIVERPOOL’S REGENERATION, THIS SCHEME DRAWS ON OUR RETAIL EXPERTISE AND DEEP UNDERSTANDING OF PLACE MAKING, PROVING THAT INNOVATIVE PROPERTY MANAGEMENT CAN HELP CREATE A DESTINATION AND ADD TO THE BOTTOM LINE. Opened in 2008, Liverpool ONE is Europe’s largest city centre regeneration scheme. The site covers 42 acres and incorporates shops, offices, hotels, cinemas, car parks, warehouses, and a five-acre park. It is now one of the UK’s largest regional shopping centres, offering more than 1.6 million square feet of retail space. The scheme also incorporates over 600 apartments, with a mix of social housing, serviced apartments and privately owned residences. Services: Broadgate Estates manages the development in a joint venture with Grosvenor Liverpool Fund under the name: Liverpool ONE Management Company Limited. This innovative partnership and trademark licence agreement has enabled us to extend branded services into occupiers’ space. Having one estate philosophy offers clear operational benefits, since occupiers buy into the wider estate management when they move into the development. Security, cleaning and maintenance of the buildings, common areas and park – everything is delivered seamlessly under the Liverpool ONE brand. A scheme of such scale and diversity brings its own management challenges. The upkeep of the park represents a significant cost, and

service charges have therefore been calculated to reflect the proportionate benefit it brings to both retail and residential occupants. But above and beyond everyday management, our aim is to maximise footfall and, ultimately, optimise the income of retailers. To support this, we work in partnership with retailers to coordinate a major events programme with the objective of promoting Liverpool ONE as a destination, whilst integrating it with the wider city centre. Achievements: Drawing on our retail expertise, we have made significant improvements to occupancy, as well as implementing some specific operational initiatives. From experience, recycling represents a particular challenge in retail and we have made real progress in leading, training and mentoring occupiers through a recycling scheme at Liverpool ONE. The site has become a significant local employer. There is a management team of 35, and 115 directly employed security, cleaning and maintenance personnel, mostly recruited from the local area. In addition a number of specialist functions are outsourced. Within the development as a whole it is assessed that over 5,000 new local jobs have been created – with community employment attractive for both operational and community engagement reasons. Our groundbreaking management partnership has been fundamental to the delivery and promotion of the Liverpool ONE brand, putting place making at the heart of its strategy, increasing visitor numbers and boosting retail turnover. This success can be measured by the figures: the development now attracts 20 million visitors per year.
