The site is located north of Pulley Lane/Newland Road approximately 1 mile (1.6 km) south of the historic market town of Droitwich Spa.

Droitwich Spa is located approximately 7 miles (11 km) north east of Worcester, 12 miles (19 km) south of Kidderminster and 12 miles (19 km) west of Redditch. The site forms part of the wider Yew Tree Village development. Yew Tree Village is a 491 unit residential development which is split over two phases. Phase one comprises 241 dwellings and phase two comprises 250 dwellings. Delivery of the overall development is split between Redrow (phase one) and Taylor Wimpey (phase two). To the immediate south of Yew Tree Village, Persimmon are completing a further development of 265 residential dwellings. The site is accessed directly off Pulley Lane and is located towards the south east of the wider development. It will be bounded to the north, east and west by residential development. Access to the wider road network is easily accessible via the arterial A38 which is located approximately 1 mile (1.6 km) west and Junction 6 of M5 Motorway which is located approximately 3 miles (4.8 km) south of the site.

Description The site in its entirety extends to approximately 1.21 hectares (3 acres). The site is broadly a rectangular shape and will be bounded to the north, east and west by residential development. The site will be delivered as a fully serviced land parcel with all road infrastructure and capped utilities services in situ having been provided by Redrow as part of the first phase of development.

Planning The site is allocated as a ‘Proposed Urban Extension’ within the South Worcestershire Development Plan (adopted February 2016) under policy SWDP 49/2. The site benefits from outline planning permission for the development of a mixed use local centre under the original outline permission for the wider Yew Tree Village development application reference no.: W/11/01073/OU. The outline permission specifies the following uses:  Shop (Class A1)  Financial & professional (Class A2)  Restaurants & café (Class A3)  Drinking establishment (Class A4)  Hot food takeaway (Class A5)  Offices (Class B1a)  Residential Institutions (Care/Retirement Living) (Class C2)
