The Exact Process Used by Matt Larson to Build His Own Personal Infantry of Wholesalers Having a steady stream of great deals coming in is crucial to making massive amounts of money as an investor. Whether you are looking to wholesale them, fix and flip or buy and hold. The challenge is, even with a great system of your own, you are still only one person and the number of deals you can find by your “lonesome” is limited. What if you could clone yourself? Well, in an interview with Matt Larson, he shared the exact process he used to do the next best thing…a technique that exponentially multiplied the number of great deals coming in to him, using the efforts of other investors. In fact, once he found the people, he even started training them a little on how to do their work even better. The end result is a tiny little army of scout bringing him deals that he can turn into profits faster than ever. The first technique is really easy. All you do is keep your eyes open when you are driving around town or see an ad in the paper or online:

Technique #1: If you have a buyers list, or can move deals quickly this is a great technique to get prime deals in front of you. Here’s How It Works Every time you see a “we buy houses” sign, call the number. (Usually those people are wholesalers). When you call, say: “I’m a buyer in the area and I move a lot of properties.” (You can adjust that if it’s not true for you yet) Tell them the next time they get a deal to call you first. The incentive for them is in your ability to move the houses quickly. If you can move it fast, they get their money faster and that will motivate them to repeat the process as often as possible.

Technique #2: Leverage REI* clubs. (A lot of wholesalers go to REI clubs to get started). * Real Estate Investor Here’s How It Works Matt sent an email to a main REI club, telling them what he wanted in detail and how many houses he wanted to close on every month. It worked tremendously well. Once he got responses, he even taught them how to run bandit signs, how to get deals and that just feeds a ton more deals to matt. The three emails he used are reprinted below with descriptions.

• This is the VERY first email Matt sent. • You need to adjust the areas which are highlighted to fit your criteria. 1. Intro Email: Sent to the head of the REI club to forward to all members. Hi All, This is Matt Larson. My company has been extremely blessed in 2011. We have had a great year and 2012 is looking to be even better. I am in extreme need to buy more properties in 2012. I need at least 25 houses per month to hit the goals we have set for ourselves. I simply can't find this many by myself, there isn't enough time in the day. I need your help to find and sell me houses. Here is what I am looking for: -Unlisted houses (houses that are not on the MLS) -2 or 3 or 4 bedroom houses -located in good neighborhoods -I pay between $10,000 to $15,000 per BEDROOM for single family homes (depending how much work is needed) -duplexes--I pay between $30,000 to $40,000 per property (depending how much work is needed) -triplexes--I pay between $40,000 to $50,000 per property (depending how much work is needed) -4plexes--I pay between $40,000 to $60,000 per property (depending how much work is needed) -I will also look at apartment buildings--I pay around $15,000 to $20,000 per unit (depending how much work is needed) -I will buy fixer uppers or move in condition houses -I like package deals as well -If you already own property that is rented out and want to sell it, if the numbers work, I will buy it. -If you want to buy houses yourself, fix them up yourself, and then sell them to me, then I will do that as well. You don't need to look for any new buyers or even build a buyers list. Your focus should be 100% on finding great deals. I have to admit that I have really fallen short on the Iowa side of the river.
