Project Narrative Inspiration This client is on the cutting edge of water sports gear development. It is a very competitive world-wide market with customers seeking “best in class”. The facility needed to be a multiplier to foster continued excellence. 

The ground floor includes client reception, patio, museum, showroom and other staff amenities.



The second floor is administrative.



The third floor is the creative floor. Products are designed and prototyped. Materials are tested and integrated. Key user insights are extracted and leveraged.

Problem-solving Buildings in this Park must adhere to a set of design guidelines typically difficult to solve in a distribution center. The resulting design approach leverages the owner’s very strong graphic brand to satisfy the design guidelines. 

The office portion was a stepped building form and the shed roof strongly addressed roof top modulation and entry.

Environmental Sensitivity This city receives nearly twice the amount of rainfall (61.1 inches) compared to Seattle. Significant weatherization contingency costs ($300k) due to an October construction start. The owner was able to delay construction until April. This saved significant money and drastically reduced erosion impacts on surrounding rivers and streams. Social Transformation Unexpected solution…85% of this building is a tilt-up warehouse. Distribution facilities permeate our communities and perform a key service in the warehousing and distribution of goods.



Each floor was designed with “billboard” areas to display new products, web graphics, historical images and key brand materials.

It was the design option that translated their highly energetic and graphic brand into the architecture that provoked complete approval from the client. The building became “their” facility not just “a” facility.



Along the warehouse; spaces were pushed out and extruded, clerestory glazing with corrugated siding was added to enhance articulation.



20 foot tall graphic fin panels created more rhythm.



Strong blocks of color created movement in the façade.

An innovative approach to design review. The site features direct visibility from a scenic drive and stunning views of the Cascades, Mt. Si and Mt. Baker. Capturing these views became a driver of the site plan and building design. A stepped plan, with extensive windows along the south and west faces maximized the daylight and access to views for all staff. The economics of the building type and the lease rate they are able to command drive budget driven solutions. This solution offers a dramatic contrast for consideration.
