Market Review WHITIANGA | Oct—Dec 2014 "The Coromandel Peninsula is where New Zealanders love to holiday", a recent Herald-DigiPoll survey has revealed (although it was no news to us). More than 27% of those surveyed voted for the Coromandel beaches as their most popular holiday destination. The REINZ sales statistics for the last quarter of 2014 are reflecting that admiration of our white beaches and Pohutukawa-studded coast. 66 properties sold in Whitianga (21 in October, 22 in November and 23 in December), which is a record high since Q4 2004. The total sales value in this fourth quarter was $23,873,300; being slightly less than the same time the year before ($25,559,500). Only one property sold for over a million in Q4 2014 opposed to 4 properties the year before, 8 properties in the $500K - 1M bracket (opposed to 10) and 32 in the $300 – 500K price range (opposed to 26), whilst 25 sales were recorded under $300,000 (opposed to 22 in 2013). The majority obviously sold in the $300,000 – 500,000K bracket representing a 23% increase to last year’s statistics. The 25 sales under $300,000 are predominantly influenced by a significant rise of residential section sales in the fourth quarter of this year although 2 sections sold for $490,000 and $535,00 - both in the ever popular Whitianga Waterways.

Out of the 66 property sales recorded in this year’s quarter 14 were sections compared with 9 in 2013 (out of 61), 6 in 2012 (out of 36) and 4 in 2011 (out of 31). See yellow graph to the right. The tradesmen must love it. ■

Whitianga’s Surrounding Beaches

It’s time again to have a look at what has been happening at Whitianga’s beautiful surrounding beaches including Cooks Beach, Hahei, Kuaotunu, Matarangi, Opito Bay/Otama Beach & Whangapoua. In Q4 2014 we’ve noticed a slight decrease in sales numbers & value compared to the last quarter of 2013. 38 properties sold from October to December 2014 in these locations opposed to 43 in the same time frame of 2013 and 28 in 2012. View the graph to the left for the regional break down (Comparison Number of Sales Q4 2012 - 2014). The total value of sales has dropped from $24,141,900 in Q4 2013 to $20,096,500 in Q4 2014 but risen from $14,146,500 in Q4 2012. 4 properties sold for over a million dollars – two of them in NZ’s favourite Holiday destination Hahei proving the recent Herald-DigiPoll survey right. One Hahei address sold for $1,750,000 while the other one sold for a jaw-dropping $3,100,000. 8 sales were recorded in the 500K– 1M price bracket, 11 between 300K – 500K, whilst 15 properties sold under $300,000. Q4 was another strong quarter in regards to sections sales. 16 sections sold in total, 10 in Matarangi, 4 in Cooks Beach, and one each in Hahei and Whangapoua. We have also cleared quite a few listings that had been on the market for a long time. In fact 5 properties sold in this quarter had been listed for more than two years and 2 of them for over 3 and close to 4 years. This is encouraging for those property owners who feel that they have been left behind and other properties have sold around them. The best way to get a property sold reasonably quick is to present it well and price it competitively. ■
