The Landlord will, at its own expense, complete the following work as part of its base building package.

2) Lease Rates: Starting at $22.00psf net retail and office, dependent on size and area occupied.

(a) Construct demising walls, with sound attenuation and seismic upgrading, from slab to slab, taped, sanded and ready to receive paint.

3) Additional Rent: Operating costs and taxes are currently $8.58psf. Note that there will be a nominal increase in utilities, janitorial and R&M as the building fills. Taxes may increase slightly with the appraised value following completion of all tenant improvements.
