PROJECT NAME: Marketplace At Fells Point _____________________
Located in Baltimore's historic Fells Point district, Marketplace at Fells Point is comprised of 159 apartment units above 28,000 square feet of retail space
The project team has successfully worked through many challenges throughout the development process, Executing this urban in ll re-development project was challenging as the new construction is surrounded by existing buildings with zero lot lines. To prevent damage during the construction process, the existing adjacent buildings were under-pinned and shoring was erected at the existing building facades. Working closely with the Commission for Historical & Architectural Preservation (CHAP) to honor the aesthetic charm and historic fabric of Fells Point, the project team successfully preserved 22 of the existing brick building facades along both sides of South Broadway and seamlessly tied the existing elements with the new construction. Most people walking down Broadway today are unaware of the new, modern buildings that sit behind the historic street front. The storefronts were designed to t within the historic character of Fells Point and, where possible, storefronts and cornices were preserved. The mix of new modern and old charm in the heart of a thriving Historic neighborhood is appealing to today's renters and patrons. This ambitious project breathes new life into a previously dilapidated stretch of South Broadway and plays an important role in sustaining this Historic neighborhood.
Synopsis
