Location The site and village is located approximately 9 miles south east of Wakefield city centre. The site is located in an established residential area, comprising a mix of housing from various eras. To the immediate east of the site is a health centre and pharmacy. The main road through the village is the B6428, Cow Lane, which runs approximately 100 metres south of the site via Madeley Road. Various bus services are available from Cow Lane. The nearest motorway junction is J.38 of the M1, approximately 7 miles to the west of the village. The nearest train station is in the

neighbouring settlement of Fitzwilliam, which is approximately 2 miles to the east of Ryhill. This provides local services to Wakefield, Leeds and Doncaster.

Description The site is currently open and accessible scrub land. It extends to approximately 2.97 acres (1.2 ha) and is irregular in shape. The site is generally flat whilst there are a number of self-seeded trees on site.

Planning

Disposal process We are instructed by Wakefield Property Partnership to market for sale the freehold interest in the property. Informal tenders are invited by the bid deadline, which is set for 12 noon on Friday 4 August, 2017. The property is within the administrative boundary of Wakefield Council. The site is part of a wider Housing Policy allocation site of approximately 5.73 acres (2.32 ha) within Wakefield Council’s Local Plan. The Council have indicated a potential capacity for 70 dwellings on the allocated land; part of which, to the east of the subject site, has been developed out.
