The property lies immediately to the southeast of The Mount, which is a well known and highly regarded thoroughfare into York city centre.

This address has many high value residential properties, alongside premium commercial operators including Hotel du Vin. This would be widely regarded as a premium address in the city centre.

HI

The office building is situated just off The Mount, to the north of Mill Mount in the heart of York city centre, within 0.5 miles of York Railway Station. The area immediately surrounding the property is predominantly residential, with some commercial and the All Saints Roman Catholic School. The properties surrounding the site can be described as a mixture of dwellings, retail and office space that date from York’s medieval origins through to contemporary developments.

The office building was constructed in 1993 and is comprised over four floors, from lower ground floor through to ground, first and second floor. The building is of a steel framed construction with an average floor to ceiling height of approximately 2.6m, with comfort cooling throughout. The building has the benefit of approximately 40 car parking spaces split across the front and rear of the building. The site comprises a total area of approximately 0.92 acres (0.372 hectares).

The site is available on a freehold basis.

Subject to the necessary consent, the site would be suitable to a number of uses, including redevelopment to residential via permitted development rights or retention and refurbishment as an office premises. There are generous grounds to the building, which include a number of established deciduous trees and lawn area. Trees within the curtilage of the site are protected under tree preservation orders (Order No. 45). The site is currently occupied by Wates Construction, with an anticipated Vacant Possession date of December 2017.

P L A N N I NG The Planning Use Class for the building is B1. None of the building structures are listed. The site is located in Flood Zone 1 so is at the lowest risk from flooding. In order to benefit from this Permitted Development Right a Prior Notification application will need to be submitted to City of York Council. This is a relatively straight forward procedure which is subject to a 56 day (8 week) determination period. The LPA can only consider development management issues which relate to (i) transportation and highways, (ii) contamination, (iii) flood risk and (iv) noise impact on the site. One of the key benefits of securing a Prior Approval notice rather than a planning permission is that the residential use would not be subject to planning obligations, in particular the requirement to provide affordable housing.
