Councilhasdirected Bayside to makearrangements withXpertMechanical to inspect thefanandto attendto anymaintenance lssueswiththefan,if any,to ensurethattheyare runningproperlyand as quie y as possible.

Thiswas a very preventable leak and is the responsibility of the upstairsOwnerto repair. Councilhas djrectedBaysideto recoverthe considerable repaircostsfromthe Owner.

L€g_L An Owner reporteda leak coming in throughthe Units window that had recentlybeen repaired.BaysidecontactedAccurateGlassto attendand checkthe windowand do the necessaryrepairs. AccurateGlass resealedthe window and fillednail holesin the framearoundthe window. Upon furtherinvestigation it was discoveredthat the leak had actuallyoriginatedin a pipe that the Owner had installed,runningalongthe insjdeof the wall from the kltchento the outsidedeck. This pipe was rupturedwhen the baseb'oardwas nailed on, when the laminate flooringwas Installedand slowlyerodedthe copperpipe. The cost of the repairsto the originalunit,as well as the two unitsbelow,will be chargedbackto the Owneras per Councllsdirectionto Bayside. Maintenance ltems: a) Units #405 and #406 had reporteda bee's nest. CanadianPest was called. b) Units#402 and 11408both reportedbrokenseals in their windowswhich were repairedbv AccurateGlass.

c) Enterphone: CanadaPostreportedbeingunableto use theirkey to get into the buildingto deliverthe mail.ViscountCommunications madethe necessary repair.lt was notedthat CanadaPostwas buzzingrandom suitesto get intothe buildingand variousOwnerswere buzzingthem into the building withoutgoingdownto checkto see if that js whotheywere lettingintothe building.Councilwouldliketo remindOwnerslhat this is a serioussecurityissueand to neverbuzzanyoneintothe buildingunless you are certainof whoyou are allowingintothe building. OWNERREMINDERS: Councilwouldliketo remindOwners: Pleasedo not leaveany itemsaroundthe garbageand recycling binsthatwouldattractnon residentpeopleto the building.
