CALL TO ORDER The meeting was called to order at 7:50 PM. APPROVAL OF PREVIOUS MINUTES It was Moved/Seconded (Watson/Hagglund) CARRIED to adopt the previous minutes of the Council Meeting held March 16, 2011. Unit 7433 – Door Frame Owner has requested repair of her front door. The plastic that frames the glass insert has become discoloured and damaged. This is a broader problem in the complex. Park Place will have a contractor come look at the doors on the property and provide an estimate to repair. Council will look at scheduling the work in the coming year.

Unit 6761 – Rotten Wood Owner had a few issues for Council`s attention including rotting wood on the deck, a deck hatch that requires repair, and rotting wood on front gate. Council noted that front gates will be repaired as part of this year`s painting project. Council approved deck repairs estimated at $300-$400. Owner also noted that water pressure has been low in recent weeks. Park Place will look into possible causes. Unit 6791 – Painting Council approved cost of repainting this unit due to recent water damage caused by a cracked roof drain. FINANCIALS: Council reviewed the financial statements for January, February and March 2011 and the accounts receivable as of March 2011. It was Moved/Seconded (Rattray/Hagglund) to approve the Financial Statements of January, February and March, as distributed. MOTION CARRIED We remind everyone that your strata fees are due on the 1st of each month. Any owners needing information on their accounts are to contact Park Place Accounting Dept @ (604) 271-7788. PREVIOUS BUSINESS: 7482 Flood and Strata Insurance CHOA membership has been obtained. Council has asked Park Place to consult with CHOA for a better understanding of the insurance issues around this leak. We will revisit this issue next meeting after consulting CHOA. Smoke Detectors Park Place reported that there is not any Fire Bylaw that states we must change unit smoke alarms or detectors. There is a BC Fire Code that says all life safety equipment must be maintained. Annual fire inspections do occur at Rockhill and detectors are verified at that time and replaced if deficient. Due to the regular inspection and replacement schedule, Council has elected not to do a wholesale replacement of smoke detectors at this time. Gutters Gutter cleaning has been scheduled for week of April 27th. BUSINESS ARISING FROM THE MINUTES Painting Council had a lengthy discussion of the three painting bids received. Blue Chip did an excellent job of the interior courtyard painting work last season. Council awarded the work to Blue Chip. Council requested Park Place to also ask Blue Chip to make a recommendation around cleaning and lacquering the park benches on Village Green. Tree Removal Council asked that Park Place direct Healing Hands to go ahead with the tree removal project. Park Place will also request that the river rock for unit 7406 be laid down this month. Healing Hands Healing Hands submitted a contract renewal for the same price as last year. Council has been pleased with the work completed to date by Healing Hands. Council approved the contract renewal. North Side Soft Wash Park Place will obtain quotes to see if we can afford a soft wash of the north facing building sides out of this year’s budget. Garbage Council noted a number of units storing garbage in the parkade, in back yards and/or in front yards. Council instructed Park Place to write letters requesting the offending units to clean up their properties. If no action is taken, fines may be levied. Gates Park Place will be hiring a contractor to do fencing repairs prior to painting of the railing and outer fencing. He will also ask the contractor to look at the gating hardware (make sure it all works) when repairing gates in preparation for painting.

ANNOUNCEMENTS: Owners are reminded to remove items from the parkade that are not vehicles or bicycles. The parkade is not meant for storage. Similarly, please clean up newspapers and other garbage that accumulates on the property.

Signs in Front of Units Owners are requested to purchase small, professional looking signage instead of posting home-made signs when requesting ‘no papers’ or ‘no agents’, etc. ADJOURNMENT There being no further business the meeting was adjourned at 9:30 pm.
