The following information will be included in your lease: name, breed, age, weight, height, shots or vaccinations and spay or neutered. ALL PETS MUST HAVE MANAGEMENT APPROVAL PRIOR TO OCCUPANCY. An additional monthly pet rent of $25 per pet. A $400 refundable deposit is required per pet. No more than two pets are allowed per apartment. Service animals for the disabled are not considered pets, but still require management approval. Boats, trailers, commercial vans or trucks or campers are not permitted to park on the property at anytime without prior written consent of management. Waterbeds are permitted on the first floor only. Proof of insurance is required. All apartments are sub-metered for accurate utility readings, and resident’s are responsible for electric, gas, water, sewage and trash.

Application, Lease Term and Qualification A $30 per person/$75 Business application fee required covering the administrative costs of reviewing credit and rental histories. Anyone who is 18 years of age or older will be required to complete an application and be listed as a leaseholder. Each application must be accompanied by a deposit check. Up to three (3) working days are required to process each application. Flexible lease terms are available between three (3) and thirteen (13) months, based on availability. Missions at Chino Hills RESIDENT SELECTION CRITERIA Equal Housing This community does not discriminate on the basis of race, color, sex, religion, handicap/disability, familial status, sexual orientation, national origin, ancestry, age, marital status, source of income, medical condition or any arbitrary basis. The following qualification standards will be required from every prospective resident. They are as follows: Identification All visitors must present valid state or other government-issued photo identification in order to view the community. Application for Residency An Application for Residency must be completed and maintained for each applicant 18 years or older who will be living in the apartment Qualifying Standards Rental History: 84 months of positive rental and/or mortgage payment history is required and will be verified on present and previous residence. A positive record of prompt monthly payment, sufficient notice, with no damages is expected. For applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution if there is a mortgage. Negative rental history is described as any damages owed, rental related debt as described above with a balance due over $200 within the past eighty-four (84) months (7 years), and/or evictions filed within the past eighty-four (84) months. Applicants with less than 84 months of rental history have the option of a co-signer or an additional deposit equal to one month rent. Credit History: An unsatisfactory credit report can disqualify an applicant from renting an apartment home at this community. An unsatisfactory credit report is one that reflects past or current bad debts, late payments or unpaid bills, liens, judgments or bankruptcies within the past “84” months. If an applicant is rejected for poor credit history, the applicant will be issued an adverse action letter containing; the name, address and telephone number of the credit-reporting agency that provided the credit report .Upon request a copy of the report will be issued to the applicant. An applicant rejected for unsatisfactory credit is encouraged to correct any erroneous information that may be on the report, and resubmit an application to this community. Income: Applicants must have a gross income source that can be verified and is at least 2 1/2 times the monthly rent of the apartment being leased. Acceptable income verification required may include (but it is not limited to) 2 current pay stubs, a letter from the employer, the most recent W2, proof of government payments (such as welfare, social security, disability, etc), retirement income, investment income, bank statements, tax returns, etc. Proof of income is required within 72 of completing an application

for residency. The 72 hour period is determined by the date on receipt for holding deposit and application processing fee.

Guarantors In the event a Guarantor is required, he/she must complete an Application for Residency and meet all of the Resident Selection Criteria. A Guarantor will be fully responsible for the Lease Agreement if the occupying resident(s) default. Rental Policies Thank you for choosing to apply for an apartment home at Missions at Chino Hills please review the following requirements for prospective residents: Application process: All applications must be completely filled out and signed. There is a 24- hour period from the time the holding deposit is placed on the apartment to return the completed application with proof of income. An incomplete application may be cause for denial. Current driver’s license, state or military ID, passport and Social Security verifications are required of all applicants. Occupancy Guidelines: Please be aware of the following guidelines for Missions at Chino Hills: One Bedroom- Up to 3 occupants Two Bedroom- Up to 5 occupants Three Bedroom- Up to 7 occupants Additional adult household members must qualify as a new resident and be placed on the lease. If the addition of an adult resident exceeds the occupancy guideline then the resident must immediately move to a larger apartment, paying the current rental rate or move from the property if no larger apartment is available. If the addition of a minor to the household exceeds the occupancy guidelines, then the residents may remain in the existing apartment until the end of the current rental rate, or move from the property if a larger apartment is not available. Pet Policy: A $400 refundable deposit is required for all pets (cats and dogs). Also, an additional monthly pet rent of $25 per month, per pet. No more than two pets are allowed per apartment. Service animals for the disabled are not considered pets, but still require management approval. Weight limit of 25 lbs.(full grown) and breed restriction applies. Utilities:

Resident pays for all utilities and must have established service PRIOR to move in. Pre-leased Apartments: Move in date on all apartments that are pre- leased is dependent upon current resident moving out upon agreed date. If current resident decides to remain or extend the lease, management reserves the right to offer a comparable apartment to leasing resident or delay the move in date. Payment: All rents deposits and fees must be paid by cashier’s check money order or personal check. No cash will be accepted. If the applicant is not approved the holding fee will be refunded. The application fee will be required for each applicant and is non-refundable. I have read and understand the rental policies of this community.
