MOHOA BOARD MEETING MINUTES August 10, 2017
Meeting was called to order at 6:30 PM and the Pledge of Allegiance was recited. Board members present: Herb Zabroski, Bob Watson, Ann Ivone, Lou Bartolomeo and Tony Lepordo Herb Zabroski called for corrections or additions to the Agenda. With no revisions, Lou Bartolomeo made a Motion to accept the Agenda; Tony Lepordo seconded the Motion and the Agenda was approved unanimously.
Secretary’s Report - Bob Watson read the Minutes from the July 13, 2017 meeting and there being no revisions, Ann Ivone made a Motion to accept the Minutes; Tony Lepordo seconded and the Minutes were approved unanimously.
Treasurer’s Report - Ann Ivone gave the Treasurer’s Report for the period of July 13, 2017 through August 10, 2017. The Checkbook Balance was $35,992.42; Income consisted of $150.00 for Assessments and $900.00 for Estoppels, bringing Total Income to $1,050.00. Total Expenses for the period were $2,311.09 bringing the remaining balance in the Checking Account to $34,731.33 as of August 10, 2017. The Money Market Account Balance is $73,369.52. We have one CD with a balance at maturity of $31,783.39 and another CD with a balance to date of $25,086.70. CD balances remain the same until they mature. There are 11 properties in arrears for Assessments, 2 in Foreclosure, and 2 in inheritance litigation. Lou Bartolomeo made a Motion to approve the Treasurer’s Report; it was seconded by Bob Watson and the Motion passed unanimously. Old Business: Community Get to Know Your Neighbor Activity - reported on by Lou Bartolomeo. The cook out will be Saturday, September 9 commencing at 2:00 PM and it will take place at the Flag pole. 54th Court and 82nd Street. The rain date will be September 10. This will be reported in the Gazette. Lou stated he needed some help with set up of tables, cooking, and clean up. Lou also needs help with someone who has a pickup truck to move tables and chairs to Lou’s house as the pickup of everything cannot happen until Monday. Annual Meeting/Election - The Annual Meeting and Election will be held on Monday, November 13, 2017 at Crossroads Church, 8070 SW 60th Avenue, Ocala. The doors will open for set up at 5:30 PM, with the election beginning at 6:30 PM. Ann Ivone and Bob Watson will be the Board members overseeing the process. The Assessment letters will not be included with the election documents, but will be mailed separately to homeowners. All Candidate Bios need be turned in to Bob Watson, Secretary, by October 5. Herb also stated a committee was needed to help with the election. This information would be included in the Gazette. Replacement of Light Fixtures Facing the Walls and Street Lights - Lou Bartolomeo spoke to an electrician and was told that solar lights will probably not light up the walls completely and are much more expensive. LED lights are cheaper at $936.00 for all the walls. Bob Watson made a Motion to approve the LED lights; Ann Ivone seconded and the Motion was approved unanimously. Regarding the street lights, Lou also reported that LED lights are out of the question and, according to an engineer with SECO, solar lights are not available at this time. For now, no action will be taken. Covenant Violations - Herb Zabroski and Lou Bartolomeo met with the Association Attorney. As of August 1, 2017, the Hinds property on 86th Place. Clean up has begun on the property. The attorney sent them a letter to be sure they knew the property had to be cleaned up. The owners of the properties at 5596 SW 88th PL and 5360 SW 86th Lane have also received letters from the attorney about ongoing Covenant violations. If the violations aren’t straightened out, the attorney will proceed to the next step. The attorney advised Herb and Lou that diplomacy needs to be exercised when dealing with violations.
There being no further business to discuss, Herb Zabroski asked for a Motion to adjourn the meeting. The Motion was made by Bob Watson and seconded by Ann Ivone. The meeting was adjourned at 7:06 PM.
