LOCATION Moorland sits at the base of the unmistakable Haytor Rocks within Dartmoor National Park, which covers 953 square kilometres. National Parks UK reports that Dartmoor attracts 2.4 million visitors per year, with an aggregate spend within the park of £111 million per year. The village of Haytor is located on the eastern side of Dartmoor, easily accessible from Bovey Tracey and the A38 Devon Expressway. Exeter, with an International Airport and mainline railway station with direct routes to London is 20 miles to the north east. To the south are the attractive South Hams and award winning beaches of South Devon.

THE PROPERTY Moorland was purpose built as a hotel in 1887 for tourists visiting Haytor. The hotel offers accommodation over the ground, first and second floors, with bedrooms enjoying views towards the sea to the south, and over the moors to the north and west.

SITUATION The Moorland Hotel occupies a prime position adjoining the Dartmoor National Park Haytor Visitor Centre. The Visitor Centre attracts 56,000 visitors p.a. with 60,000 cars p.a. using the lower car park. A covenant prevents the Visitor Centre from competing with the Moorland Hotel business and therefore the centre does not have a cafe or restaurant facility.

HISTORY 2016 marked the centenary of Agatha Christie arriving at the Moorland Hotel for two weeks to write her very first novel: The Mysterious Affair at Styles; “So to Dartmoor I went. I booked myself a room in the Moorland Hotel at Hay Tor. I think I learnt to love the moor in those days. I loved the Tors and the heather and all the wild part of it away from the roads”. Much later, horses from the hotel stables were recruited to star in the film ‘Knights of The Round Table’. The stars, Ava Gardener, Robert Taylor, Mel Ferrer et al, took refuge in the Hotel during filming and a life size, stage set Camelot was built adjoining Hay Tor itself. More recently, Sir Tommy Flowers became a resident. A secret code breaker at Bletchley Park in WWII, he invented the Colossus machine, the worlds first programmable computer.
