(18) 1600sf Single Family Home with Detached Garage (with 200sf Living Area above garage) This concept will apply for some of the homes along Tracy on both the east and west side of the street. The main house would consist of ~1600 square feet on two levels. The detached garage, which we envision as an in-law suite or office, would consist of an additional 200 square feet. The total square footage conforms to the 1800 square foot requirement outlined in the covenants, but that total would be among two separate structures.

A closer look at the topography of the site reveals that the houses on the west side of the street would be two story homes but from the street may appear to be single story due to the slope of the lots. Viewed from the private alley behind these house, they would appear to be two-story homes. This is essentially a walk-out basement concept. See site section. The intention behind this design is to create for homeowners accessible and usable green space, designed for families with children and pets, specifically families who want to choose the urban core but need a more practical yard than many urban lots can offer.

(3) 2200sf Single Family Home with Garage This concept would be for the three houses we are proposing on the private drive at the north end of Lydia. These would be conforming homes for size, ~2,200+ square feet and height but would having garages facing the private drive which would be visible from the front of the home.

These three homes will have living space which is oriented to the city view behind them and will be marketed towards a higher-end homebuyer. (10) 1400sf Zero Lot Line Homes The zero lot line homes are planned in lieu of what we and the original UR proposed as townhomes. A zero lot line house is a principal building containing one dwelling unit located on a single lot. The building is shifted to one side of the lot so that there is a more usable side yard on one side of the house and very little or no private yard on the other side. Since we are proposing to substitute the townhomes for zero lot line homes, and based on the size of the lots and density we are trying to achieve, we are proposing the size of these homes start at 1400 square feet. The intention behind this design is to appeal to homebuyers who would prefer the single-family model but also want some outdoor space for entertaining and relaxing without the landscape maintenance of a large yard.
