Copy this document by going to File >> “Make a copy”] Background of the negotiation: The negotiations are on between Mr. Y (prospective buyer) self (T) , Mr. T wishes to sell his house and Mr. Y plans to buy the house. The House is located in a posh locality in City A is surrounded by trees and the place because the society premises is located adjacent to a Police Station due to this reasons the residents considers it as very secured. The society is well connected with Railway/Bus stations and it boasts of modern amenities. Apart from Mr. Y, Mr. C and Mr. D also approached for negotiation . The document is prepared for negotiation between T (Seller) and Mr.Y (Buyer) During the time of initial negotiation the price quoted was 2 Corers . Before negotiating, a through market study was conducted by the buyer to find put the current rates prevailing in this area to arrive at a price for negotiation. If the deal is successfully concluded seller Mr. T ,plans to buy an other house from Mr.Z ,the house is spacious comparing to the present one and the society is having all the modern amenities ,and easily accessible and it is situated near to Bus/Railway Station.

Because the Buyer has newly come to the

needs to be executed within the above mentioned timelines due to the fact that the full consideration of the house would be received by me only after executing the sale deed and registering the same.

The Electricity ,Gas and water connections to be transferred in the name of the buyer MR.Y

Within one month of date of registration

All the amenities should be transferred in the name of the buyer because in case of any future defaults the notice would be raised in the name of the Previous owner .

Since Mr.Y ,will not be in the town ,Mr.Y has requested the seller that the process could be completed only after 2 Months.

Society transfer fees should be paid by the Buyer

The full amount to be paid by the Buyer ,because for the house which will be bought from MR. Z ,the fees amounting to Rs.1,00,000/- to be paid by me.

Mr. Y insisted that the 50% of the transfer charges to be borne by the Seller. Mr. Y enquired with society office and came to know that in past 3-4 Deals the transfer cost was born by the buyer and seller equally.

The house would be sold as is where is basis.

Painting of the house and small repairs to be done by prospective buyer (Mr.Y)

The money received from selling the house is needed to buy the house from Mr. Z. This will reduce the loan amount to be taken.loa

Arrangements for Registration

Taking an appointment with Registrar,vetting the registration documents all other arrangements needed for registration of the property deal needs to be done by the buyer Mr. Y.

Mr.Y insisted that of painting and minor repairs to be done by the seller.

Mr. Y don’t want to spend more money ,as he thought the deal is costly deal

Mr.Y agreed for the demand of the Seller .

The above mentioned process is time consuming and as per the current practice the Buyer to initiates the same.

Since Mr.Y requires the possessions of the House within 30th of July 2016 and current staying arrangement facility would be withdrawn by the employer by 30th July.

Rs.1.50 Corers

Rs. 1.75 Corers (This was found out from the market MR.Y is ready for paying the cost).

BATNA

Will negotiate with Mr.C/Mr. D with the above conditions all this fail ,Mr.T will wait for a good deal .

If the negotiation fails ,he will stay in a rental accommodation and continue his house hunt.
