NEW HIGHRISE FOR RENTERS LOOKING TO CALL OLD MONTREAL HOME M E G A N M A RT I N

Of the many popular locations in Montreal for new condo developments, Old Montreal is among the most unique. With historical surroundings, a busy social scene, and easy access to the downtown core, it’s no surprise why many developers opt to build projects there. Yet, despite a slew of new buildings in recent years, renters have struggled to find a range of available units in new projects — until now. Located just off McGill St. on the corner of St-Maurice St. in Old Montreal, Groupe Canvar Inc. broke ground on the Saint M2 project in January 2015. Completion of the 16-floor rental building is expected during this summer. While the project is a onephase development, it will be adjacent to Saint M, a Groupe Canvar condo building. The Saint M2 will be an exclusive rental project, ideal for people seeking all the luxuries offered by new condo buildings but without taking on the financial burden of buying a property. “There aren’t too many buildings in Old Montreal that strictly house rental units,” said Tristan Pungartnik, director of operations at Summit Property Management. “Plus the fact that it’s a brand-new project will make it really attractive to people looking for a rental building with a boutique feeling. There’s a real shortage of these types of properties throughout the city — and, in particular, in Old Montreal.” Plans for the building entail 118 residential units and two commercial units on the ground floor. Monthly rental rates will range from $1,100 to $3,430. “Renters will get a lot for their money,” Pungartnik said. “Basics like heating, hot water, electricity and central AC are included in the monthly rent.” In addition, all units have balconies and

some have large terraces. Kitchens will have chic touches such as quartz countertops, and all units will have nine-foot ceilings, except penthouses, which will feature 10foot ceilings. Apartments will also have wood flooring, glass showers, stainless-steel appliances, and washer/dryer machines. “The inclusions in this project are phe-

nomenal,” Pungartnik said. “In my opinion they’re almost unmatched, especially in that part of Montreal.” The building itself will have a lot to offer, too, with a gym, rooftop pool and spa, with storage units and indoor parking available as well. The location is another factor that will make the Saint M2 project so desirable. “Old Montreal is at your doorstep,” Pungartnik said. “Cobblestone streets, restaurants, shops, bars, and the Old Port are just outside your front door.” The building is also conveniently located just 250 metres from the Square-Victoria métro, 500 metres from the Palais des Congrès complex, and provides nearby access to major Highways 10 and 720. “It’s also close to Griffintown, which is another popular area, so the location is ideal,” Pungartnik said. “I think the project will be very attractive to young professionals who work nearby, people who want to enjoy the charm Old Montreal has to offer, and those looking to live close to neighbouring areas where the restaurant scenes are picking up.” If you’ve been considering Old Montreal as a potential new home but have been putting off exploring real-estate options in the area, the Saint M2 project offers a whole new range of options and is worth exploring.
