Total Plan produced by Promap – (Not to scale)

Dairyland Farmworld is a long established and popular visitor attraction with visitors being drawn from both the tourist population and the resident population throughout Cornwall. Description The property comprises a relatively level site currently having two access points off the main road. It is made up of various areas and buildings to include a substantial period farmhouse (in need of renovation), agricultural/ workshop buildings, yard areas and ancillary land.

Plan produced by Promap—(not to scale)

* Areas not fully accessible during Alder King’s inspection. Areas estimated based on extent of access.

Tresillian Barton, Summercourt, Newquay, TR8 5AA It should be noted that the buildings comprise a mixture of construction roof coverings. Many require repair and refurbishment if they are to be returned to full wind and watertight use. Some areas are not suitable for full inspection and, as a result, have not been fully inspected. Other small areas have been excluded from these details. We recommend that all interested parties inspect the site by appointment with Alder King.

Planning The property has most recently been used as a house and various industrial and farm buildings ancillary to the adjacent Dairyland Farmworld. An extension of time was granted under planning application reference no. PA18/212/05/M for the erection of a hotel, bar/restaurant, 25 holiday cottages, reception, energy centre and associated works. We understand that this consent expired on 3 August 2016. Further details and copies of the decision notice and associated plans are available on request or can be found on Cornwall Council’s website. It should be noted that the part of the land within the previously consented area is not within the current proposed boundary for sale. Terms Freehold. Price Offers in the region of £750,000.

Services Interested parties are advised to make their own enquiries regarding the position and availability of mains services. We understand that there is a 100 KVA transformer on site which currently serves the subject site only. We further understand that mains water is available in the main road in front of the property but that there is no mains drainage available.

Unconditional and conditional upon planning offers may be considered.
