Kingwood Forestry Services, Inc. has been authorized to manage the sale of three (3) tracts of timberland containing 28+8+36 acres, more or less, in Columbia County, Arkansas. Bids may be submitted for any or all tracts. Please visit our website at www.kingwoodforestry.com to view maps and photographs. Location: All three (3) tracts are located about ten (10) miles east of Magnolia and are Shocklee / Crisp family lands. The tracts are further described below. These are investment properties with significant stands of mature timber. The 28-acre and 36-acre tracts were inventoried with ten percent (10%) cruises (one plot/point per acre). Sawtimber on the 8-acre tract was 100% tallied. 28-Acre Tract (#4580): East 28 acres of SW¼ of NE¼, Section 33, Township 16 South, Range 19 West, containing 28 acres, more or less, Columbia County, Arkansas (see attached maps). Access is woods road from east via gravel County Road 440. Terrain is gently rolling to rolling. Timber consists of pine plantation ready for thinning and native hardwood/pine. Site index for loblolly pine averages eighty-two (82) Feet (base age 50) on fine and very fine sandy loam soils. Based on Kingwood’s March, 2017 inventory, estimated tree counts and timber volumes are as follows: Pine Sawtimber 774 Trees 66,146 Board Feet 567 Tons Pine Chip n’ Saw 79 Trees 2,524 Board Feet 29 Tons Oak Sawtimber 112 Trees 14,360 Board Feet 106 Tons Gum & Misc. NOTICE OF LAND SALES -THREE COLUMBIA COUNTY TRACTSBid Date: Friday, April 21, 2017 @ 10:00 a.m. Method of Sale: These tracts will be sold on the basis of lump sum sealed bids. Bids may be submitted on one or all tracts. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, April 21, 2017. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with “Columbia County Land Sales" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Offers may also be delivered by fax to 870-246-3341 or e-mailed to [email protected]. All faxed / e-mailed offers will be immediately acknowledged. Please await confirmation that your faxed / e-mailed offer has been received. No verbal telephone offers will be accepted. Anyone submitting offers are welcome to attend the bid opening. Conditions of Sale: 1. The landowner reserves the right to accept or reject any offer or to reject all offers. 2. Offers submitted will remain valid through 10:00 a.m. Tuesday, April 25, 2017. Successful bidder(s) will be notified on or before that time by telephone, fax, or e-mail. Upon acceptance of an offer, a Contract of Sale, with earnest money in the amount of ten percent (10%) of purchase price, will be executed between the successful bidder and landowner within seven (7) business days. A sample Contract of Sale may be provided in advance upon request. Terms are cash at closing. Closing is expected to be held within forty-five (45) days of offer acceptance. 3. Only offers for a specific dollar amount will be accepted. The parcels are being sold in their entirety for single sum(s) and not on a per-acre basis.
