MESSAGE FROM THE OUTGOING PRESIDENT

Of our 149 members, 67% participated in the Chapter elections this year. Your new officers for 2012 will take office as of May 1 and are as follows:

As we transition leadership of the Chapter on May 1, it is only natural to reflect on what we have accomplished during my tenure as Chapter President. While this has been a challenging time due to the economy, the Ohio/Kentucky Chapter has fared well and become more focused. We have introduced changes to the Chapter to serve you better while reducing our operating costs. Some of the changes that I feel have made the greatest difference in the Chapter are as follows:

OHIO/KENTUCKY CHAPTER RECEPTION AT THE SAN DIEGO SUMMIT

North/South Structure – In an effort to face the geographic challenges of our Chapter and the wide disbursement of our membership, we have followed a model adopted by the Southern California Chapter to establish regions within the Chapter with their own leadership. In 2010, we established North and South Regions for the Chapter as a first step. Each region has a Vice President and Chairs for the Membership, Sponsorship, Programs and Young Leaders Committees that can target programs and services to the needs of each region. Currently, the Northern Region includes the membership from Cleveland to Columbus, and the Southern Region includes Dayton south and all of Kentucky. Streamlined Management – Our Chapter is smaller than most that employ a Chapter Administrator, and we were forced to scale back the services that Heidi Langer provides to us in the face of our declining revenue stream. However, with the advent of revenue sharing, we hope to be able to reinstate some of the services that Heidi provided previously so that we can maintain a high level of service to our members. Increased Programming – When I joined the Board, the Chapter was providing 4 local programs a year, and most were in one location. We have increased that number and are attempting to provide 12 programs per year that are distributed throughout the two-state region.

. End Users Roundtable – The first roundtable started in December of 2010, and we hold semi-monthly meetings with representatives of 12 different corporations to discuss issues that are important to them relative to their careers and their respective roles in their organizations. To date, we have discussed topics including the workplace of the future, virtual work strategies, technology of the future, sustainability, the changing skills required of CREs, outsourcing, customer relationship management, and how corporations value real estate. Chapter Brand – We have introduced a new Chapter brand that is gradually being applied to all of our communications with you. The new email header was introduced late last year, and it relates to the design of the annual calendar that we introduced a few years ago. This newsletter represents the next step toward integrating the new brand in our communications with you. With the advent of revenue sharing from CoreNet Global, we are once again able to participate in a joint Chapter Reception at the upcoming Summit in San Diego. Please join the Chicago, Midwest, and Ohio/Kentucky Chapters at our reception at the Marriott Marquis & Marina on Sunday, April 30 at 4:00 p.m. to meet fellow members of your Chapter and network with members of our sister Chapters.

As I turn the Chapter leadership responsibilities over to Steve Mixter, I know, in his able hands, the Chapter will grow and prosper. I have committed to him that I will provide support as the Past President on the Board to help him succeed in his new role and offer ideas to help improve the performance of the Chapter. CHAPTER FINANCIAL REPORT

RECENT CHAPTER EVENTS

Until 2012, the Ohio/Kentucky Chapter has had to generate revenue to support our operations through sponsorships and event registrations, and we have traditionally needed to raise $20,000 in sponsorships each year in order to maintain our operations. Needless to say, this has been very challenging during the recession of the past few years, and our sponsorship efforts have fallen short leaving the Chapter in a precarious financial position. We have streamlined the services of our Chapter Administrator to save money, and we have focused on event sponsorships to defray the costs of facilities, speakers and refreshments. But as of April 26, this will change.

In case you did not have a chance to join us, the Chapter hosted the following events in January and March:

CoreNet Global has now instituted a revenue sharing program with the Chapters and Communities to help fund our activities. The increase you saw in your dues was to fund this revenue sharing program. If you selected the Chapter as your primary affiliation, we will receive $100 per member. If the Chapter was selected as a secondary affiliation, we will receive $50. The Ohio/Kentucky Chapter has been notified that we will receive our first payment from CoreNet Global later this month for $9900! Combined with our annual sponsorships, this will get us close to our $20,000 annual target. Thank you to each member who selected the Chapter as a primary or secondary affiliation. If you have not renewed yet and will do so within the next 5 months, please select the Chapter as your primary affiliation so that we will receive a prorated share for your renewal as well.

COMMITTEE PARTICIPATION If you are interested in becoming more involved with Chapter planning and activities, there are plenty of opportunities for you. A volunteer organization is only as strong as its membership, and you can help us grow by volunteering to become a member of our Programs, Membership, Sponsorship, or Young Leaders Committees. Each is chaired by a Board member, but every committee can become stronger with greater participation. Cleveland Event – January 19 at KeyBank Higbee Building The State of the Cleveland Real Estate Market Presented by Robert Roe, SIOR, Managing Partner, Jones Lang LaSalle. The North Region of the Ohio/Kentucky Chapter hosted a program on the State of the Cleveland Real Estate Market on January 19. The presenter for the January program was Robert Roe, the Managing Director of Jones Lang LaSalle, Great Lakes Region. Rob has over 23 years of experience in designing and implementing strategies to address the many issues faced by the corporate real estate user. He is responsible for providing real estate transaction representation and consulting services for JLL clients around the world, but has a particularly strong knowledge of the Cleveland market. Rob reported that the Cleveland real estate market has been largely stagnant as a result of the national repercussions of the debt crisis of 2008-2009, but that capital markets are slowly trying to stabilize and corporate America seems to be successfully weathering that economic storm. He noted that 2011 and 2012 collectively represent the most active years in the Cleveland real estate market in more than two decades. Rob proceeded to discuss several of the major projects which are among the $2 billion in overall private and public investment being made in the Cleveland area. The hope is that this wave of new investment will turn around the city’s economic fortunes. It was an interactive discussion, with a robust question-and-answer session following Rob’s presentation. Afterwards, the attendees had an enjoyable networking reception at Tower 230 in the Higbee Building.

Cincinnati Event – March 14 at dunnhumby USA Solar Power and Renewable Resources Presentations included: History of Solar & Renewable Resources - James Cormican, PV Specialist, RBI Solar Structural Analysis of Racking Systems and Project Profiles - Mike Slack, Engineering Manager, RBI Solar Trends in Local Market Place - Andrew Ritch, Director of Renewable Energy Strategy & Compliance, Duke Energy Solar Financing & State Incentives - Mike Kimball, CBRE Presenters detailed the current state of the solar electricity technology, and the local, as well as national marketplace for solar project financing. With equipment costs coming down as much as 30% in 2011, solar projects are becoming more and more popular at the commercial and industrial scale. New financing mechanisms including power purchase agreements, lease agreements, and solar renewable energy credits have opened new markets to solar electricity.

Just Say “YES”!

Ever wonder why meeting and event notices from your local CoreNet Chapter keep coming to your inbox, over and over and over again? It’s simple, we’ve committed to using the online Cvent event management system through our understanding with CoreNet headquarters. Through the Cvent system, we are able to quickly and accurately market our meetings and events, track participants, accept credit card payments and generate a whole host of reports, all through the Cvent system. However, Cvent is very sophisticated. When you receive a meeting notice, you must respond “Yes” or “No” on whether you plan to attend. If you respond with “Yes” you will attend, you are added to the roster and will no longer receive meeting notifications. If you respond with “No” you will not attend, you are marked as such and taken off of the future invitation email listing. If you do nothing at all and just delete the message, the system will continue to send you the marketing materials for the event in the hopes that you will say “Yes” and that maybe you didn’t receive the prior four or five messages. The system is highly sophisticated and has hundreds of features...which we are still learning, so please bear with us as we learn all the tricks of Cvent. In the meantime, it’s quick and easy to make the messages go away - just respond with “Yes” or “No” and it won’t send you any more messages (...maybe just a quick reminder email just before the program date).

Cincinnati Event – March 14 at dunnhumby USA (cont.) Solar Power and Renewable Resources Continuing low costs of energy in Ohio along with relatively modest renewable portfolio standard policies have made for small modest growth in solar project development locally. Other states that have higher energy costs and more aggressive renewable energy policies have seen faster growth with systems that meet the payback demands of more families and institutions. The dynamic solar market will continue to evolve and present opportunities for businesses and financial institutions. Incentives are one of the main drivers in completing a successful solar project which can be very costly. Mike discussed the underwriting process and the abundance of companies that offer this service. In truth, there are more solar underwriters than actual completed solar projects in a given year. Underwriting is key to a successful solar project and many do not come to realization due to poor underwriting.

Cleveland Event – April 17 at KeyBank Higbee Building Cleveland Medical Mart and Convention Center The presenter for the April program was Brian Casey of the Cleveland Medical Mart and Convention Center, which is expected to open in the summer of 2013 and is one of the major projects to which Rob referred in the January program. Brian, who was named General Manager in May 2011, has over 30 years of experience in the trade show and meetings industry, including previously as President and CEO of the High Point (North Carolina) Market Authority. As General Manager of the Medical Mart and Convention Center, Brian is responsible for attracting both trade show business and events for the overall facility and tenants for the Medical Mart. He also is overseeing all department functions, including construction, operations, finance, and leasing.

The Medical Mart will house 235,000 square feet of permanent showroom space focusing on healthcare information technology, medical devices, device design and development, education and healthcare providers. The smallest showroom space will be 500 square feet, and the largest will be 5,000 square feet. There will also be Education and Conference Facilities with training labs and state of the art technology. So far, 35 companies have signed contracts (valued at $85M) for about 30,000 square feet of space at the Medical Mart, and there are LOI’s for the available remaining square footage. The Convention Center will house approximately 230,000 square feet of Exhibition Halls / Trade Show space. In addition, there will be meeting rooms and a 30,000 square foot ballroom. Although bookings will increase when the facility is closer to a firm completion date, approximately 30 conventions already have been booked for the period of 2013 – 2015. There also was a robust question-and-answer session following Brian’s presentation. Questions included concerns over the lack of parking and hotel rooms to accommodate major shows. Currently, there are approximately 4,600 hotel rooms in Downtown Cleveland, 1,900 rooms in Independence, and 2,600 rooms at Hopkins Airport. Brian is hopeful that the Medical Mart and Convention Center will spur the development of more hotels downtown. He also told the audience that several organizations are working on shuttle systems and the like if parking proves to be an issue. The program was followed by a networking reception at a nearby restaurant, Pura Vida.
