Property Location The Old Spring Hill Tracts are located in Central Perry County just North of Marion, AL. The property has frontage on Highway 29. There is water, power and telephone available. These tracts are just 72 miles from the intersection of I-459 and I-65 in South Birmingham, 85 miles to downtown Montgomery and a short 55 miles to downtown Tuscaloosa. Highway 5 is the major highway that runs through this area. The highway was the original route from Mobile to Birmingham before I-65 was built. Highway 80 is located 18 miles south of the property and is a four lane highway that is the major east/west corridor for central Alabama. Several miles north of the property is the Talladega National Forest. This Forest contains ample hiking and hunting opportunities for outdoor enthusiasts. To the south of the property is Marion, AL and to the east of the property is the Cahaba river basin.

Timber Markets The Old Spring Hill Tracts are located on the border of the North and South wood baskets of Alabama. These two wood baskets have been profiled by Forisk Consulting and Timber Mart-South as some of the top producing wood markets in the Southeast. Prices in the North have ranked in the top three for saw timber and Chip and Saw products over the past five years. Pulpwood has been consistent with the rest of the Southeast in the northern region. The southern region has far exceeded the rest of the Southeast over the past five years with a 25% premium for Pine Saw timber. Although this gap has closed over the last year, this region can expect to see those premiums when the market recovers. Pine and Hardwood pulpwood prices in the southern region have also been consistently higher than the rest of the Southeast. With five mills procuring pulpwood in the immediate vicinity of this Tract, expect for those prices to remain strong.
