OUTDOOR STORAGE FACILITY Rules & Regulations 1. The BCA Outdoor Storage Facility is for the use and convenience of Brandermill Residents/Members Only. Renters must provide proof of a current lease. Spaces may not be rented for less than one (1) year. Exceptions may be granted by the Community Manager. 2. Only vehicles, boats, trailers, campers, and automobiles may be stored in the facility. 3. Only the property owned by Brandermill Residents/Members may be stored in the facility. 4. All recreational vehicles, boats, trailers, campers and automobiles must be serviceable, currently registered and licensed with the County and State of Virginia. All appropriate decals and licenses must be displayed on the property or proof submitted to the BCA that an unlicensed vehicle fee has been paid to the County (Code Sec. 14.1-20). Annual inspections of the lot will be conducted by BCA staff and violations will be reported to the County. 5. No construction materials, equipment, storage sheds, junked or unserviceable vehicles, boats, trailers, etc. may be stored in the facility at anytime. 6. A one (1) year contract must be signed by the resident and the first year rental fee and key deposit must be paid in advance. Storage spaces will not be sublet. 7. Termination: A 30 day written notice is required and all property must be removed prior to the end of the contract. 8. A prorated refund will be issued, plus key deposit, only if the following conditions are met: - The storage key has been returned. - All property has been removed from the storage facility. - There are no existing violations to the storage facility’s Rules & Regulations. 9 The property to be stored must be fully described in the contract. Note: The BCA is required by law to provide the Chesterfield County Tax Assessor with a list of property in storage. 10. Property will not be substituted or changed without permission and revision of the contract. 11. Property must be stored only in the assigned space and not encroach onto the adjacent space. 12. Because of the limited spaces, only one (1) space per owner is permitted unless an exception is granted by the BCA. Additional storage spaces granted are not guaranteed to be renewed at the end of the contract period. 13. Spaces may be reassigned, if required. 14. The type and size of property stored may be restricted. 15. Smoking or burning of any kind is not permitted in the storage facility. 16. Storage spaces will be maintained by the property owner and kept free of miscellaneous items, litter and debris. 17. Gates must be locked upon departure. Unauthorized persons are not permitted in the storage facility. 18. If the owner fails to remove their property from the storage facility upon notification, the property may be considered abandoned and cause the property to be disposed of by the BCA. All proceeds from such disposal will become the property of the BCA. Any costs incurred by the BCA as a result of such disposal will become the responsibility of the owner. 19. Failure to comply with the BCA Storage Rules & Regulations may result in the loss of use of the storage space, termination of the contract and forfeiture of refundable fees.
