Sales and investment report: “When will it all end?” This is perhaps the most asked question of the moment. There has been plenty of media speculation - and let’s agree that’s all it is, because nobody actually knows – that the market is due to crash, that prices can’t be sustained. But on the other side of the ledger, there is discussion now around an inability to raise interest rates because it would have too big a negative impact. Sorry but no committed answer from me on this one, we can only report what we see and our experience from within. On that side, indicators are that the market is continuing to be pretty strong. Plenty of enquiries, plenty of buyers at inspections and near-perfect clearance rates at Auction. History has shown that ‘what goes around comes around’, we go through cycles and yes, it feels like this one ought to be in its latter stages. But we also know that each cycle pans out differently. ‘88/’89 was a brief and sudden rise followed by a flat line and slow growth for some time. But ’97–2003 was a longer and stronger period – much like we see now. And although there was a ‘correction’ thereafter, it was minor and brief, only perhaps 2-3 years before prices had moved beyond their previous peaks. So what’s coming? For now, all we see is more of the same.
