Location The site is located approximately 7 miles south of Pontefract town centre and 9 miles south east of Wakefield. (Barnsley Road) providing direct access south towards Barnsley. There are a number of bus stops located on Barnsley Road providing access to Barnsley, Wakefield and Pontefract. Additionally, Fitzwilliam train station is located approximately 2 miles north of the subject site, providing connection to Leeds, Doncaster and Sheffield. Access to the A1 can also be gained approximately 7 miles north east of the subject site. The site is located east of Hemsworth town centre, where a number of shops and amenities can be found such as pharmacies, banks, restaurants and a large supermarket. Furthermore, there are a number of schools (primary and secondary) situated within Hemsworth, as well as further sports facilities and a medical centre.

Description The site extends to approximately 6.2 acres (2.5 ha) and is broadly rectangular in shape, sloping downwards from north-west to south-east. The site features three strips of greenfield land, separated by a series of adopted roads, all of which are cleared of trees.

Planning The property is within the administrative boundary of Wakefield Council. The site has been allocated as a Housing Policy site within Wakefield Council’s Local Plan.
