May 19,2011 To Whom It May Concern: This letter serves as notice that the following single family homes within the Patriot Pointe Homeowner's Association (HOA) require the use ofa 'force main sewer system': Lots 401, 402, 403, 404, 405 and 406 in Patriot Pointe Phase 3B located on Taft Court. Each of the above-mentioned lots will have its own pump system and line to the street for which each lot owner will be responsible. Each individual line will connect to a common 2 inch force main located at the street. The Patriot Pointe HOA will own and maintain the 2 inch force main. The Patriot Pointe Homeowner's Association (HOA) consists of the following: 43 units in Phase 1; 72 units in Phase 2; 44 units in Phase 3; and 6 in Phase 3B. Section 10 of the Patriot Pointe Declaration provides that the obligation to pay Common Expenses that benefit fewer than all of the Lots shall be assessed exclusively against the Lots benefited on an equal basis. In accordance with said Declaration, the above-mentioned lots will be charged an additional monthly fee to cover the cost of maintaining the force-main line. This amount is currently estimated to be $20.00 per month. Any additional cost to maintain, repair or replace this line will be assessed equally between the six above-mentioned lots.
