Aldridge is located within the West Midlands, approximately 4.8 km (3 miles) to the north east of Walsall town centre and 14.4 km (9 miles) to the north of Birmingham City centre. Aldridge is well situated with excellent access to the motorway network with the M6 and its junction with the M5 approximately 5.6 km (3.5 miles) away, with the M6 Toll road accessed to the north, approximately 8 km (5 miles) away. The site is situated to the east of the town and fronts Portland Road and Portland Avenue on the southern side of the “The Croft” village green. Aldridge Town centre is a short distance away (c. 400 metres) and provides a range of medical services, library, speciality shops, restaurants, supermarket and a shopping centre.

Description The site is rectangular in shape and comprises approximately 0.325 Hectare (0.803 Acre) of residential development land. Access is from Portland Road to the north and from the private road Portland Avenue to the west of the site with existing residential development to the south, east and west of the site.

Planning

Outline planning permission for a ‘residential development of 7 detached dwellings (access, layout and scale to be determined)’ (ref: 14/1205/OL) was granted by Walsall Metropolitan Borough Council (WMBC) on 3rd December 2014 with approx 18,106 sq ft consented.

The site contains 14 no. trees protected by Tree Preservation Orders (TPOs). The proposed schemes have been designed to take account of the TPOs with all trees remaining in situ. Two dwellings are proposed to be formed within the site frontage to Portland Road facing The Croft with a further six dwellings proposed to front Portland Avenue to the West.
