• County building of at least 300,000 square foot. • Provides consolidated county functions in one building. • Height is 20 stories. • Involves combined redevelopment of County owned Court Square West site and public/private AMC Theater site.

• County building combined footprint = 36,600 square feet. • If buildings were the same height they would be 9-10 stories or 155’ to acheive 300,000 square feet. Heights can be modified between buildings to achieve design objectives. • Buildings can be connected fully or arched over N. Uhle. St. • Eastern Building can include a ground floor cultural facility.

Considerations • Activates west side of square. • Potential source of revenue to support development of the square and underground parking. • Building not visible from the National Mall. • Increases the potential for additional uses at Courthouse Plaza. • Redevelopment allows for coordinated improvement of gateway and access at N. Veitch St. and 14th St. N.

Efficient footprint for consolidated County functions. • Require some level of public/private partnership to redevelop AMC Theatre. • AMC Theatre could be replaced on-site. • Allows for improved treatment of N. Veitch St. and 14th Rd. N. • Building unlikely to be visbile from the National Mall • Building shadows would impact the square in late afternoon.
