Description: As you enter the secure gated entry of Privilege Creek Estates, you will first notice all utilities are underground to ensure the ranch is kept as natural as possible. Paved roads wind through the twenty-two finished estate homesites ranging from five to twenty-five acres, four of these lots have already been sold with the remaining 2,237 acres available for future development phases or private use. Heavy trunked, old growth oaks provide shade for wildlife while the open areas are ideal for wildflowers, flowering cactus and purple blooming mountain laurels. At the center of the property is a private 64-acre preserve with a spring forming lakes and waterfalls that will be kept as a common green space. The gently rambling, live water of Privilege Creek affords all homeowners access to fishing and swimming. Privilege Creek Estates has been carefully platted to respect the natural, gently rolling terrain and enhance lot privacy. Privilege Creek Estates is surrounded by “big neighbors” who own large private ranches; ensuring that the majestic Hill Country views enjoyed by every lot are kept unobstructed. It is a rare opportunity to be so close to a city as large as San Antonio and the conveniences, restaurants, and shops of Kerrville, Comfort, Fredericksburg, and Boerne while still enjoying an amazing view with no rooftops, no power lines, and no cell towers. Heirloom & Co. and Land Analytics have partnered to design a full development plan with financial metrics for 64 additional lots that is available for review.
