Dear Prospective Tenants,

One Application is to be completed per person. All applicants over the age of 18 are required to complete. Our office does not accept an application without it being fully completed. All phone numbers and addresses of references and all sections of the application must be completed before we can accept the application and begin processing. A minimum of (3) three working days are required to process the application. Our office will be in contact with you once the application has been processed (please make sure you supply the appropriate contact numbers for us to contact you on). Before your application will be considered, you need to provide our office with 100 points of identification. Please find below a list of identification items we accept. Applicants are to supply their own photocopies of the documentation required. PLEASE NOTE THIS MUST INCLUDE 1 FORM OF PHOTO IDENTIFICATION EG. DRIVERS LICENSE, PASSPORT OR 18+ CARD. Your original license, passport or 18+ cards will be required to be sighted at the time of handing in your application.

Unless a successful tenancy is reached, all applications are destroyed two weeks after the date they were received. Please allow approximately 45 minutes for the signing of your agreement if you are the successful applicant. PLEASE TICK AS ACKNOWLEDGEMENT THAT YOU HAVE READ AND UNDERSTAND THE FOLLOWING:

 Prior to moving in you are required to pay the bond plus two (2) weeks rent, which is equivalent to six (6) weeks rent (i.e. four (4) weeks rent for bond + two (2) weeks rent). Please note we accept cash, EFTPOS or direct deposit for this initial payment.  Please be aware, we DO NOT sign up Tenancy Agreements on weekends.  Keys for the property will not be handed over until all monies are paid in full and cleared in our trust account and the lease is signed by all approved applicants and the lease start date has commenced.  Bond Transfers are not accepted.  Once an application has been approved and accepted by the owner a deposit of one (1) weeks rent is required to secure the property within 24 hours of confirmation.  I acknowledge that both the lessor and I, as the tenant, are bound by this application immediately on communication of the lessor/s or lessor/s agent’s acceptance of it. HOLDING DEPOSIT (to be completed for QLD properties only) QLD ONLY - Complete this section if you wish to reserve the property for a period of time. In accordance with Section 161 (5) (a) of The Residential Tenancies and Rooming Accommodation Act 2008 QLD, if a tenancy agreement is entered into by the Applicant, the Holding Deposit will be applied in full to the rental bond. The Holding Deposit is equivalent to one week’s rent, and holds the premises in favour of the Applicant for a period of 7 days, starting from the date the Holding Deposit is paid to the Agent. The Applicant must exercise the option to enter into a tenancy agreement by no later than the end of the 24 hour option period. The Applicant agrees to pay a Holding Deposit equivalent to one (1) weeks rent for the approved property. The Applicant understands that, should they withdraw their application during the 24 hour option period, then the deposit will be refunded in full within 3 working days. After the option period expires the Applicant agrees that the Holding Deposit will be forfeited. TENANCY DATABASE FACT SHEET (The information below is courtesy of Queensland Government website) Tenancy database A tenancy database is a list where landlords/agents record personal information about tenants who previously have had problems with their tenancies.  Your name may have been placed on a tenancy database at the end of a tenancy if: o the amount of money owed by the tenant is more than the bond, including o rent arrears if a Notice to remedy breach (Form 11) was given for this rent o abandonment of a property o money owed after an agreement has been reached through Residential Tenancies Authority (RTA) conciliation, or a Queensland Civil and Administrative Tribunal (QCAT) order that has not been paid  If the tenancy has been terminated by QCAT because of: o repeated breaches of a conciliation agreement by the tenant o objectionable behaviour by the tenant A tenant cannot be listed on a tenancy database for any reasons apart from those listed above. Current or proposed listings can be challenged by: contacting the landlord/agent who listed you to talk to them and try to reach an agreement about what you need to do to have your name removed from the database. Keep a copy of all correspondence in case of future disputes  lodging a Dispute resolution request (Form 16) with the Residential Tenancies Authority Dispute Resolution Service to get help with negotiating an agreement about your proposed listing  applying directly to the Queensland Civil and Administrative Tribunal to make the person or agency remove your listing on the database, or alter the listing as appropriate (make sure you get any changes in writing). A dispute about a listing on the grounds it does not meet the approved criteria must be initiated within 6 months of the tenant becoming aware of the listing. The Tenant/s acknowledges and agrees to the following terms: 1. The Lessor has agreed to permit pet/s at the premises as specified in the General Tenancy Agreement and this Pet Agreement 2. Any pet other than the approved pet/s specified in the General Tenancy Agreement and the Pet Agreement must first be requested by Tenant/s in writing giving full details and then be approved in writing by the Lessor PRIOR to the pet/s being allowed into the premises. Per approval may be subject to specific criteria and must be complied with. Approval is NOT guaranteed. 3. Other than any pet listed above and approved by the owner, we will not keep any other animals of any kind on the rental premises, (even on short-term basis), including dogs, cats, fish, reptiles, or any other animals. 4. The tenant shall be liable for any damage or injury whatsoever caused by the pets on the Property, whether they are a pet of the Tenant/s or guest, Tenant/s pets or their guests pets and regardless of their approval status. 5. We shall accept responsibility for any animal we might bring or allow on the premises with or without the consent of the Lessor / Agent. We will be solely responsible for any loss and damage or injury suffered by any person who is attacked by any such animal, but if any action is brought against the Lessor / Agent by any person despite us being responsible as aforesaid., we will indemnify and hold harmless the Lessor / Agent form any claim, action suit or demand brought against Lessor / Agent by any person injured by such animal. 6. We agree that this agreement is only for the specific pets described above and we will not harbour, substitute or ‘pet sit’ any other pet, and we will remove any of the pets offspring within 45 days of birth (should this occur) 7. We agree to abide by all local, city or state laws, licensing and health requirements regarding pets, including vaccinations. 8. The pet shall not cause any sort of nuisance or disturbance to neighbor’s. Noise, day or night, must not disturb others. We agree to do whatever is necessary to keep our pet from making noise that would annoy others, and we will take steps to immediately rectify complaints made by neighbor’s or other tenants. 9. We will restrain or remove the pet from the premises while routine inspections are being carried out. 10. The Tenant agrees to arrange for Flea Fumigation at the end of the tenancy or at a time during the tenancy as required or requested by the Lessor / Lessors Agent to be carried out by a company complying with Australian Standards. 11. The pet/s are to be outside at all times. Unless specified otherwise in the General Tenancy Agreement or this Pet Agreement. 12. By signing below you are only asking for approval of the above-mentioned pet/s to be accepted at the property for which you are applying. 13.
