• Minimal or no changes in intersection operations between the No-Build and Build conditions. • Left turn exit movements at unsignalized locations experience relatively long delays during peak hours currently and this would continue in future regardless of project. • Overall delay increases at key signals are relatively small (1-6 sec/veh). • Residents exiting site will experience long peak hour delay similar to other unsignalized drives along route while entering traffic will experience short delays.

• Any landscaping and signage at site drive should be low lying and set back from Route 135 • Site drive should be STOP controlled with appropriate signage and markings. • Provide a two lane approach on the site site and and install appropriate pavement markings. • Provide sidewalk along Route 135 on north side between site and existing end of sidewalk near the Middle School (within public right-of-way) • Trim or selective removal of vegetation within the right-of-way along Route 135 in the vicinity of the site including west of Frankland Road.

• Install advanced intersection warning sign and distance plaque approximately 400 feet west of the proposed driveway • Examine the possible signal timing changes that could be considered at the intersection of Route 135 with Summer Street. • Independent of this development project, it may be prudent of the town to monitor Route 135 eastbound speeds west of Frankland Road and encourage a reduction.

• Study was reviewed by Town’s peer review consultant, FST. • Review found we followed standard engineering guidelines. • Review found our traffic volume network development was sound and acceptable. • Review concurred with our site traffic forecasts. • Reviewed concurred with our proposed recommended actions and requested two additional actions: – Examine potential signal timing adjustments at the Union/Chestnut/Homer intersection – Monitor site drive to determine if future signal becomes warranted
