Lokal announces new townhome, condo communities

“We feel as a company that there are some truly compelling reasons to continue to develop and offer attached homes — townhomes and condominiums — as a significant part of what we do.” That’s Lokal Homes vice president of forward planning Tommy Pucciano describing the rationale behind the burgeoning company’s commitment to building a selection of multi-family residences alongside its single-family offerings. Pucciano, who’s worked with Lokal since its inception in 2012, notes that four of the seven new Lokal Homes communities on deck will be townhomes or condos, saying multi-family homes will continue to represent much of what the company offers. The future communities will be located in Monument, Highlands Ranch, Westminster and Aurora. “First, attached homes deliver a value that makes home ownership possible for a wider range of buyers, many first-time buyers, that single-family homes simply cannot,” he said. “There are efficiencies in materials, land and the building process that help us keep our prices affordable. And when Denver-metro median home prices are hovering in the low$500s, they exclude many would-be buyers. We offer an alternative, attractive, hard-tofind price point.” Pucciano pointed out that because of multi-family housing’s shared walls — in addition to the upgraded insulation and windows Lokal uses — homeowners save in utilities costs too. And although the homes represent an exceptional value, Pucciano notes that buyers can still look forward to the industry-exceeding level of finishes and craftsmanship found in all Lokal homes. “You’re going

to see features like open kitchen and dining rooms, high-end materials, lots of windows for natural light and 9-foot ceilings.” Pucciano also notes that multi-family homes have a smaller footprint, impose less strain on infrastructure and have a lesser environmental impact. “Plus, most times public transportation is plentiful in urban and infill settings, so our buyers can easily access surrounding amenities without ever having to get in a car. And we always choose our future community sites with an eye on location, so buyers can always anticipate really important benefits like great schools,” Pucciano said. “But most importantly, we’re not just building homes. We’re adding sustainable value to the community as a whole. We want to be in business for many years to come and we see supporting the community as laying that foundation.” One of the soon-to-be-available townhome communities, Jackson Creek in Monument, is opening for sales in late spring. It will include three designs ranging between 1,490 and 1,920 square feet that will include covered patios, attached two-car garages and optional finished basements.
