Creswell is located in Staffordshire, approximately 13.5 km (8.4 miles) to the south east of Stoke-on-Trent and approximately 15.0 km (9.4 miles) to the north west of Uttoxeter. The site is located 2.7 km (1.7 miles) from the A50 providing access to Stoke-on-Trent, the M6 and Uttoxeter.

The site is situated in the centre of the hamlet with relatively recent residential development located to the west of the site, and the older village centre to the north of the site. There is a pub, church and cricket club within close proximity to the site. There is a local bus service that provides services to Newport and Stone. The nearest railway station is Blythe Bridge located approximately 3.7 km (2.3 miles) to the north west of the site and provides regular services to Crewe and Derby.
Description The site comprises approximately 6.58 hectares (16.3 acres) of agricultural land. The site forms part of a wider development to which the planning permission is attributed, which comprises two parcels of land connected by a small corridor of land. The masterplan dictates that the residential dwellings and community centre will be located on the western parcel and the commercial uses will be located on the eastern parcel. The site slopes gently towards the River Blythe which cross-cuts the site. The proposed development site is accessed via Cresswell Road from the west, which forms the western boundary of the site. Existing residential dwellings are located adjacent to the south of the western parcel and the existing Blythe Park is located to the north east of the site. Green open space is located to the south east of the site.
Tenure The site is available freehold, with vacant possession granted upon completion.
