-With reference to all agreements and disclosures: Any reference to "seller" shall reflect "landlord." And any reference to "buyer" shall reflect "tenant" or Flatbook USA, Inc. -Tenant agrees to retain in force renter's insurance policy with liability coverage naming landlord as "co-insured" for the duration of his residence and provide a copy of the policy to landlord prior to move-in. -Washer, dryer, refrigerator, gas range oven and garage opener are property of landlord. -Custom window coverings (2" white horizontal fauxwood blinds) are installed. -There shall be no wires (low or high voltage) added that are visible on the interior of the units or on the exterior of the building without landlord's consent. -Absolutely no alteration or modification to the roof without written consent of landlord. No satellite antennas are allowed on building. Any installations or removals must be done with landlords consent. Satellite antennas can only be installed on designated metal poles on east side of the roof (above basement entry). Wiring through attic and into the unit. (Tenant initial) disclosure: tenant acknowledges the building was built was built in 1937 and lacks modern insulation; street and neighboring tenant noise issues may be more noticeable than in never buildings; the upstairs unit is occupied and has hard floor surfaces that can cause significant noise; although landlord installed carpeting and padding in the bedrooms upstairs, tenant understands that there may still be significant noise. Tenant will refrain from making complaints to landlord and/or filing any actions based on noise based on disclosure above. Tenant will also be considerate of lower level tenant.
