  January  2016     Dear  clients,  friends  and  neighbors:   We  are  happy  to  share  with  you  our  “Snyder  Donegan  Real  Estate  Market  Report”  summarizing  market  activity  for  the  year  of  2015.   As  you  can  see  on  the  first  table  below,  the  real  estate  markets  in  the  Greater  Woodstock,  Vermont  and  Greater  Hanover,  New  Hampshire  areas   saw  solid  buying  activity  in  2015.    299  properties  sold/closed  across  the  two  markets,  with  the  number  of  homes  sold  up  6%  versus  2014,  and   15%  versus  2013  –  showing  the  number  of  sales  returning  to  ‘normal’  (pre-­‐recession)  numbers.     The  greater  Hanover  NH  area  real  estate  market  -­‐  comprising  Hanover  NH,  Lyme  NH  and  Norwich  VT  –  had  an  excellent  year,  with  a  14%   increase  in  sales  compared  to  2015.    This  market  saw  156  sales  thoughout  the  year  as  new  listings  came  on  the  market  to  satisfy  the  very  strong   demand,  leaving  only  54  listings  active  on  the  market  at  the  end  of  2015.    The  average  price  of  homes  sold  in  the  greater  Hanover  market  in   2015  was  $601,000.    On  balance,  prices  continued  to  steadily  rise  in  the  Hanover  area,  as  a  result  of  the  supply-­‐demand  imbalance.    In  short,  it  is   a  “Seller’s  Market”  in  Hanover.   In  the  greater  Woodstock  VT  area,  residential  buying  activity  in  2015  nearly  matched  the  record-­‐breaking  sales  of  the  prior  year  (2014).     Specifically,  one-­‐hundred  and  fourty  three  (143)  homes  sold/closed  in  the  greater  Woodstock  area.    However,  there  continues  to  be  a  heavy   supply  of  inventory,  with  202  homes  actively  for  sale  in  the  greater  Woodstock  area  as  of  January  1st,  2016,  typically  the  low-­‐point  in  inventory.     This  has  kept  a  lid  on  price  increases  in  the  Woodstock  area,  which  is  still  categorized  as  a  “Buyer’s  Market”.    The  average  price  of  homes  sold  in   the  greater  Woodstock  area  in  2015  was  $416,000,  but  this  encompasses  a  wide  range  of  towns.    For  example,  the  average  price  of  homes  sold   during  2015  in  Pomfret  was  $937,000  and  in  Reading  was  $199,000.     The  market  for  luxury  homes:    Luxury  home  sales  were  again  strong  in  2015,  but  lower  than  the  blistering  pace  of  luxury  home  sales  in  2014.     Specifically,  there  were  twenty-­‐two  (22)  homes  sold/closed  over  $1  million  in  the  greater  Woodstock  and  Hanover  markets,  down  from  thirty-­‐ five  (35)  in  2014.    Of  these  22  transactions,  Hanover  and  Norwich  each  had  eight  (8)  sales  and  Pomfret  had  five  (5)  sales.    On  a  personal  note,   Snyder  Donegan  was  involved  on  nine  sides  (buyer  or  seller  side)  of  these  transactions,  with  one  (1)  over  $3  million,  three  (3)  between  $2-­‐3   million  and  five  (5)  between  $1-­‐2  million.    Snyder  Donegan  had  luxury  sales  in  both  Vermont  and  New  Hampshire.   802-457-2600 VT snyderdonegan.com 603-643-0599 NH
